STIPULATION AGAINST LIENS
WHEREAS, DAVID T. LATSHA ("Owner"), the Owner of the real estate
described below, have executed a Contract dated with YANEK
CUSTOM HOMES, INC., ("Contractor"), whose prin pa lace of business is located
at 8 South Ridge Road, Boiling Springs, Pennsylvania, 17007 and more particularly
bounded and described on Exhibit "A", attached hereto and made a part hereof; and
NOW, THEREFORE, this ~ day of ,~-~/ , 2001, before
any authority had been given by Owner to Contract~6r tc~/ ommence work on said
facilities or purchase materials-for same, in consideration of making of the
above-described Contract with Owner, and in further consideration of One ($1.00)
Dollar paid to Contractor by Owner, the receipt whereof is hereby acknowledged, it is
agreed that no liens or claims shall be filed or maintained against the Owners'
facilities and the land above-described by the Contractor or any of its subcontractors,
or by any of the materialmen or workmen, or any other person acting through or
under them, for or on account of any labor or materials purchased, or extra labor or
materials purchased for, towards, in or abut the erection, construction, design and
improvement of said facilities, under said contract or otherwise, the right to have, file
and maintain such liens or claims against the facilities and the land above-described,
being hereby.,expressly waived by the Contractor for itself, its subcontractors, all
materialmen, or workmen and other acting through or under them.
IN WITNESS WHEREOF, each of the parties have hereunto executed the

WITNESS, that in consideration of the sum of One and 00/100 Dollar ($1.00) in hand paid, the
receipt whereof is hereby acknowledged, and intending to be legally bound hereby, the Grantor does
grant and convey to the Grantee, his heirs and assigns, his undivided fifty-one (51%) intcrest in
ALL that certain lot of land situate in the Borough of Wormleysburg, formerly Pennsboro
Township, Cumberland County, Pennsylvania, being the southern part of Lot No. 85 on-the Plan
of Lots known as the Revised Plan of Pennsboro Manor, said Plan being recorded in the office of
the Recorder of lleeds For Cumberland County in Plan Book 3, Page 6, more particularly bounded
and described as follows:
BEGINNING at a point' on the East side of Greenwood Circle,-said point being 408 feet south of
the pain[ of curve of [he east side of the aforementioned Greenwood Circle and ac the southerly line
of lands formerly of the Grantor, now or late of Edwin S. Weber and Vera H. Weber, thence along
said Weber land north 57 degrees 52 minutes east 300.01 feet to a point on the westerly right-of-
way line of 1'ertnsylvania Railroad Company; thence by the latter ;outlt 31 degrees 45 minutes East
112.36 feet to a paint at the dividing line between lots 84 and 85; thence along the latter line south
5G degrees 45 minutes west 3D0.o1 feet to a stake on tl7c east side of Greenwood Circle; thence
along the latter north 31 degrees 45 minutes west 118.22 Feet to the place of BEGINNING.
HAVING thereon erected a dwelling house No. 85 Greenwood Circle, Wormleysburg,
Pennsylvania.
BEING. the same premises which Blanche Latsha, a/k/a Blanche H. Latsha by her Dced dated
November 23, 1982 and recorded. in Deed Book Z, Volume 29, Page 125, granted and conveyed
unto George S. Latsha and Blanche H. Latsha, husband and wife. The said Blanche H. Latsha died
May 31, 1997 her undivided interest therein vesting in George S. Latsha, the Grantor herein, and
the said George S. Latsha by deed dared June d, 1998, granted an cmrveyed an undivided forty-nine
