2. You may be able to stop the sale by filing a petition asking the Court to strike or open the judgment, if the

COMPLAINT
1. The Plaintiff, The Bank of Landisburg, hereinafter sometimes caUed Mortgagee, is a banking business
association with a principal place of business at Landisburg, Peny County, Pennsylvania.
2. The Defendants, Ronald B. Clippinger and Nancy K. Clippinger, his wife, hereinafter sometimes
referred to as "Mortgagors", are adult individuals residing at 351 West North Street, Carlisle Borough, Cumberland
County, Pennsylvania.
3. At aU times material to the Plaintiffs cause of action, the Mortgagors, Ronald B. Clippinger and Nancy
K. Clippinger, have been the owners of a tract of land and the buildings thereon hereinafter caUed the "land" located in
Carlisle Borough, Cumberland County, Pennsylvania, being known and numbered as 242 South Hanover Street, Carlisle,
Pennsylvania.
4. The land is described in Exhibit" A", attached hereto and made a part hereof by reference.
5. On July 15, 1998, in consideration of the loan of One Hundred Forty Thousand and 00/100 ($140,000.00)
DoUars made by the Mortgagee to the Mortgagors, the said Mortgagors executed and delivered to the Mortgagee, a note
secured by a mortgage on the land obligating the Mortgagors to pay the Mortgagee the principal sum on demand with
interest thereon at the rate of 9.00% percent per annum, on the unpaid balance and to make bi-weekly payments on
account of principal and interest, in the absence of the demand in the amount of Six Hundred Twenty-Nine and 26/100
($629.26) DoUars together with other terms and conditions set forth in the said mortgage. The mortgage is recorded in the
Office of the Recorder of Deeds of Cumberland County, Pennsylvania, in Mortgage Book 1468, Page 326. A copy of said
mortgage is set forth in Exhibit "B" attached hereto and made a part hereofby reference.

6. The Defendant Mortgagors are in default on the mortgage in that they have failed to pay the entire
balance due on demand and have failed to make the bi-weekly payments from and after May 29,2001.
7. The Defendants, Ronald B. Clippinger and Nancy K. Clippinger, are the present real owners of the land.
8. The amount due the Plaintiff under the mortgage is computed as follows:

9. The Defendants are not a members of the Armed Forces of the United States and are not entitled to any

Thousand Two Hundred Twenty-Nine and 811100 ($146,229.81) Dollars, together with interest thereon at the rate of
9.00% per annum from October I, 2001.
