LEGAL DESCRIPTION
ALL THAT CERTAIN tract or parcel or land situate in the
Township of Hampden, County of Cumbr>I..lmllJ and Conunonwealth of
Pennsylvania, being more particulill:ly bounded and described as
follows, to wit:
BEGINNING at a point on the northern line of Stephen's
Crossing at the dividing line betw0'm Lots Nos. 53 and 54 as
shown on the hereinafter mentioned plnn of lots; thence along
the dividing line between I,ots HOB. 5) aml 54 North 36 degrees
13 minutes 51 seconds East a distance of 165.25 feet to a
point, said point being the intersecting point between Lots
Nos. 53, 54 and 51; thence along the dividing line between Lots
Nos. 51 and 53 North 29 degrees 44 minutes 03 seconds West* a
distance of 94.93 feet to a point on Friars Court, said point
being the intersecting point between Lots Nos. 53 and 51; thence
along the line of Friars Court by a curve to the right* having
a delta at 62 degrees, 43 minutes and 39 seconds, a radius of
70.00 feet, a tangent of 42.67 feet and an arc distance of
76.64 feet to a point on the southern line of Friars Court,
said point being the intersecting point between Lots Nos. 5.2
and 53; thence along the dividing line between Lots Nos. 52 and
53 South 32 degrees 59 minutes 43 seconds ~lest a distance of
164.22 feet to a point in the northern line of Stephens
Crossing; thence continuing along the line of Stpehen's
Crossing South 54 degrees 46 minutes 09 seconds East a distance
of 140.26 teet to a point on the lIorthenl line of Stpehen's
Crossing, said point being the pl,we of BI~GINNING.
CONTAINING 24,148.16 square feet, more or less, and BEING
all of Lot No. 53 as shown in the Revised Subdivision Plan of
Westover III, recorded in the Office of the Recorder of Deeds
of CUlllberland County in Plan Book 77, Page 138 on November 13,
1998.
