STIPULATION AGAINST LIENS
THIS AGREEMENT made the 26th of May, 1999, by and between
Michael Manning and Associates,
AND
Mikhail Farbman and Yelena Zharkikh and Aleksey Farbman,
hereinafter referred to as Owner, whereby the former undertook
and agreed to erect and construct a single family dwelling on
that certain lot of ground situate in
Lot #2 Sullivan Street, Enola, Pennsylvania, as per attached legal:
NOW THEREFORE, THIS AGREEMENT WITNESSETH: That the said
Contractor, for and in consideration of the sum of ($1.0o) Dollar
to Michael Manning and Associates in hand paid by Owner, the
receipt whereof is hereby acknowledged, and the further
consideration mentioned in the agreement aforesaid, for
themselves and their subcontractors, and all parties acting
through or under them, covenant and agree that no mechanic's
liens or claims shall be filed or maintained by them or any of
them against the said buildings and the lot of ground appurtenant
thereto for or on account of any work done or materials furnished
by them or any of them under said contract or otherwise, for,
towards, in, or about the erection and construction of the said
buildings on the lot above described, and the said Contractor,
for themselves, their subcontractors and others under them hereby
expressly waive and relinquish the right to have, file, and
maintain any mechanic's liens or claims against the said
buildings or any of them, and agree that this instrument, waiving
the right of lien, shall be an independent covenant.

ALL THAT CERTAIN piece or parcel of land situate in the
Township of East- Pennsboro, Cumberland Coiunty, Commonwealth of
Pennsylvania, being more fully descri.hed as follows:
Beginning at a point on the dedicated right-of-way line of
Sul.l.ivan Street at the dividing line of Lot No. 1 and Lot No. 2,
Hickory Ridge, Phase I, Recorded in Plan Book 77, Page 143.
Thence by said dividing line, North 29 degrees 35 minutes 38
seconds East a distance of 209.81 feet to a point at the dividing
line of lands now or formerly of Gilbert R. Magaro, Tract 2 and
lands herein described. Thence by the same, South 35 degrees 00
minutes 46 seconds East a distance of 99.89 feet to a point at
the dividing line of Lot No. 3 and TWC No. 2, herein described.
'.l'hence by said dividing line, South 29 degrees 35 minutes 38
seconds West a distance oE, 177.56 feet to a point on the
dedicated right-of-way line of Sullivan Street. Thence by said
right-of--way by a curve to the left havinq_ a radius of 175.00
feet and an arc distance of 91.92 feet: to a point, the place of
beginning.
Being Lot No. 2, containing 17,113.89 square feet, as shown on
Final Subdivision Plan of Hickory Ridge, Phase I, recorded in Plan
Book 77, Page 143, and being subject- to all easements of record.
BEING PART OF THE SAME PREMISES which Michael Manning and
Associates, a Pennsylvania general partnership, by their deed
to be recorded simultaneously herewith, in the office of the
Recorder of Deeds of Cumberland County, granted and conveyed unto
Mikhail Farbman and YelenaLliarkikh and A.lek.sey Farbman.
