WHEREAS. DIN11TRI A. ZOZOS and PAULINE K. ZO/.OS. husband and wife, now of (01
Fairway Drive, Camp Hill, Cumberland County, Pennsylvania 17011. Owners, are about to
contemporaneously herewith execute a contract with D.L. NIINNICII CONSTRUCTION, Contractor,
with a principal place of business located at 1208 Minnich Road, Mechanicsburg, Cumberland County.
Pennsylvania 17055, for the erection/renovations upon a lot of land situate and known as Tax Parcel
Number 38-13-0985-132 and being known as Lot 15, Enchanted Hills, Silver Spring 'T'ownship.
Cumberland County, Pennsylvania, which is more particularly described in Cumberland County Records
at Decd Book V-34, Page 344, and also on Exhibit "A" attached hereto and made it part hereof.
NOW, this _day ol•October. 1999, at the time of and immediately before the execution of the
principal contract, and before any authority has been given by the said Owners to the said Contractor, to
commence work on the said building, or purchase materials for the same in consideration ol'the making
of the said contract with the Contractor and the further consideration of One (SI.00) Dollar and other
valuable considerations, receipt of which is hereby acknowledged, to (he Contractor paid by the Owners,
it is agreed that no lien shall be filed against the building by the Contractor, or any sub-Contractor nor by
any of the material men or workmen or any other person for any labor, or materials purchased, or extra
labor or materials purchased for the erection/renovations to said building, the right to file such liens
being expressly waived.

ALL THAT CERTAIN lot of unimproved land situated in the Township of Silver Spring,
County of Cumberland and Commonwealth of Pennsylvania, more particularly bounded and
described as follows:
BEGINNING at a point on the eastern dedicated right-or way line of Nita Court at the dividing
line between Lots Nos. 15 and 16 as shown on the hereinafter mentioned plan of lots; thence
along said dividing line between Lots Nos. 15 and 16, South 82 degrees 8 minutes 34 seconds
East, a distance of 200 feet to a point at lands now or formerly of Milton E. I lumen, thence along
said latter lands, South 7 degrees 51 minutes 26 seconds West, a distance of 220 feet to a point at
the dividing line between Lots Nos. 15 and 14 as shown on the hereinafter mentioned plan of
lots; thence along said dividing line between Lots Nos. 15 and 14, North 82 degrees 8 minutes 34
seconds West, a distance of 200 feet to a point on the eastern dedicated right-or way line of Nita
Court; thence along said eastern dedicated right-of-way line of Nita Court, North 7 degrees 51
minutes 26 seconds East, a distance of 220 feet to a point on the same at the dividing line
between Lots Nos. 15 and 16 as shown on the hereinafter mentioned plan of lots, the place of
BEGINNING.
BEING Lot No. 15 as shown on a certain plan of lots entitled "Final Subdivision of Enchanted
Hills," as recorded in the Office of the Recorder of Deeds of Cumberland County, Pennsylvania
in Plan Book 76, Page 37.
BEING a portion of the same premises which John P. Ifall and Sheriff Hall, his wife, by their
deed dated October 19, 1990, and recorded in the Office of the Recorder of Deeds of Cumberland
County, Pennsylvania in Deed Book V-34, Page 344, transferred and conveyed unto Greater
Keystone Properties, Inc. The said Greater Keystone Properties, Inc., thereafter by its deed dated
October 15, 1999 and recorded on October 18, 1999 in Decd Book 209, Page 1132, transferred
and conveyed the subject premises to Dimitri A./_ozos and Pauline K. Zozos, husband and wife.
UNDER AND SUBJECT, NEVERTHELESS, to the following:
I. The building set-back lines and utility easements and drainage easements, if any,
as more fully shown, located and dclined on the above-mentioned plan of lots;
2. The applicable restrictions, covenants and conditions as more fully set forth on the
above-mentioned plan of lots;
3. The casements and rights-of-way heretofore granted to public utility companies
for the use of providing utility services to the subdivision shown on the above-described plan of
lots: and
4. The restrictions, conditions and covenants as more Filly set forth in a certain
Amended Declaration of Covenants and Restrictions dated January 15. 1999, and recorded in
Miscellaneous Book 601, Page 770.
