STIPULATION AGAINST LIENS
WHEREAS, THE STORING CREW, INC., a Pennsylvania general
partnership, ("Owner"), the Owner of the real estate described below, has or is about
to execute a General Contract with S & A CUSTOM BUILT HOMES, INC.,
("Contractor'), whose principal place of business is located at 501 Rolling Ridge,
Suite 200, State College, Pennsylvania 16801, for improvements upon 6.21 acres,
Westport Drive, Lower Allen Township, Cumberland County, Pennsylvania and more
particularly bounded and described on Exhibit "A", attached hereto and made a part
hereof; and
NOW, THEREFORE, this ; !?J day of November, 1999, before any authority
had been given by Owner to Contractor to commence work on said facilities or
purchase materials for same, in consideration of making of the above-described
Contract with Owner, and in further consideration of One ($1.00) Dollar paid to
Contractor by Owner, the receipt whereof is hereby acknowledged, it is agreed that
no liens or claims shall be filed or maintained against the Owner's facilities and the
land above-described by the Contractor or any of its subcontractors, or by any of the
materialmen or workmen, or any other person acting through or under them, for or
on account of any labor or materials purchased, or extra labor or materials purchased
for, towards, in or abut the erection, construction, design and improvement of said
facilities, under said contract or otherwise, the right to have, file and maintain such
liens or claims against the facilities and the land above-described, being hereby
expressly waived by the Contractor for itself, its subcontractors, all materialmen, or
workmen and other acting through or under them.

IN WITNESS WHEREOF, each of the parties, by their duly authorized ij
representatives, have hereunto executed the Stipulation Against Liens this day
of November, 1999.

EXHIBIT "A"
ALL THAT CERTAIN piece or parcel of land situate in Lower Allen Township,
Cumberland County, Pennsylvania, bounded and described as follows, to wit:
BEGINNING at a concrete monument at the intersection of Rossmoyne Road (L.R.
21069) and Westport Drive; thence continuing along the southern right-of-way line of
Westport Drive the following courses and distances: (1) North 63 degrees 25 minutes
12 seconds East, one hundred fifty-four and twenty-nine one hundredths (154.29) feet
along a curve to the right having a radius of eight hundred ten and zero one-hundredths
(810.00) feet, an arc length of ninety-four and fifty-seven one-hundredths (94.57) feet;
(2) North 70 degrees 06 minutes 59 seconds East, three hundred seventeen and three
one-hundredths (317.03) feet to a concrete monument; (3) thence South 35 degrees 23
minutes 17 seconds East, three hundred forty-four and ninety-two one-hundredths
(344.92) feet to a point along lands now or formerly of the West Shore School District;
(4) thence along said boundary line South 47 degrees 49 minutes 17 seconds West, six
hundred forty and zero one-hundredths (640.00) feet to a point on the eastern
right-of-way line of Rossmoyne Road (L.R. 21069); (5) thence along same, North 26
degrees 34 minutes 48 seconds West, five hundred fifty-five and forty-four
one-hundredths (555.44) feet to a concrete monument at the intersection of Rossmoyne
Road (L.R. 21069) and Westport Drive, the place of BEGINNING.
CONTAINING 6.21 acres or 270,368 square feet.
BEING Tract No. 2 on the Final Subdivision Plan for The Storing Crew, said Plan
containing a last revision date of July 23, 1999 and being recorded on September 17,
1999 in the Cumberland County Recorder of Deeds Office in Plan Book 79, Page 118.
BEING the same premises which Susan M. Ritter, single person, by her Deed dated
November 2, 1999 and recorded in the Office of the Recorder of Deeds in and for
Cumberland County, Pennsylvania in Deed Book Page A -IL, granted and conveyed
unto The Storing Crew, a Pennsylvania general partnership.

Special Power of Attorney
To Sell Real Estate
KNOW ALL MEN BY THESE PRESENTS, that The Storing Crew, 501
Rolling Ridge Drive, Suite 200, State College, Centre County,
Pennsylvania, does hereby make, constitute and appoint JSH Enterprises,
Inc., Jeffrey A. Grubb, President, to be its true and lawful attorney, for it
and in its name and on its behalf, to execute agreements of Sale and Deeds,
Settlement Statements, Stipulation Against Liens and any other documents
pertaining to the purchase of real estate located in Lower Allen Township,
Cumberland County, Pennsylvania, known as Ritter Tract-6.2 Acres on
Westport Drive, Mechanicsburg, PA, with the same powers and to all intents
and purposes with the same validity as it could do if personally present,
hereby ratifying and confirming whatsoever its said attorney shall and may
do.
This Power of Attorney may be recorded in the Office of the Recorder
of Deeds of Cumberland County, Pennsylvania, and shall remain in full
force and effect unless and until an instrument revoking said Power shall be
recorded in the Office of the Recorder of Deeds of Cumberland County,
Pennsylvania.
