hereto attached as Exhibit "A"
2. Proofs of publication of the original Upset Sale advertisements and continued sale
advertisements in at least three newspapers of general circulation and the
Cumberland Law Journal as required for Upset Tax Sale are hereto attached as
Exhibit,qr

3. Certified mail, restricted delivery, returned receipt was sent to each owner or
reputed owner as listed in Column I on Exhibits "A".
4. On properties where return receipt was not received from each owner or reputed
owner at least ten (10) days before date of original Upset Sale, similar notice of the
sale was sent to each owner who failed to acknowledge the first notice by United
States first class mail, proof of mailing at his or her last known address.
5. Personal service by the Cumberland County Sheriff's Office was served on the
owner occupied properties as defined in Section 102 of the Pennsylvania Real
Estate Tax Sale Law.
6. The properties listed in Column lof Exhibits "A", were duly posted and notarized.
7. Certified mail, restricted delivery, return receipt was sent by the Bureau within
thirty (30) days following the sale to each owner at his or her last known mailing
address that the property was sold.
WHEREFORE the Bureau respectfully requests your Honorable Court to enter a Order
Confirmation Nisi in accordance with this Petition.

The Real Estate Tax Sale Law provides that: "There shall be no redemption of any Property after the actual sale thereof,
and the sale, when confirmed shall be deemed to passa good and valid title to the purchaser, subject to the lien of every
recorded obligation, claim, lien, estate, mortgage or ground rent with which said property may have or shall become
charged or for which it may become liable". (501 (c) of Real Estate Tax Sale Law). _
CONDITIONS OF SALE
Successful bidders at the real estate lax sale will be required to provide certification to the Bureau that he or she is not
delinquent in paying real estate taxes to any of the taxing districts in the county where the property is located and that
the successful bidder has no municipal utility bills that arc more than one year outstanding. Certification shall be by
actual receipts of paid real estate taxes and municipal utility bills or by a notarized affidavit that all such taxes and bills
are paid. Affidavits for certification will be available at the time and place of sale. Successful bidders will need photo
identification for notary of the certification. The Cumberland CountyTax Claim Bureau requires that certification be
provided at the time of successful bid and payment of the purchase price.
The purchaser of any property at any such sale shall, as soon as the property is struck down, pay to the bureau the entire
purchase money. Payment shall be cash in the form of currency of the United States or check payable to County of
Cumberland. In case said amount is not so paid, the sale shall be voided and the property shall be put up again at the
same sale. Deeds for the premises will be prepared by the Tax Claim Bureau and recorded. The Recorder of Deeds will
mail the deeds to the address given by the buyer at the sale after the deed has been photogmphed and returned. Buyers
wfll be required to pay, in addition to their bid, at the time the property is struck down to them, the basic sum of record-
ing the deed, and the cost of such really transfer tax as may be necessary. -
