EXHIBIT "A"
ALL that certain piece or parcel of land situated in the Township of Hampden, County of
Cumberland and Commonwealth of Pennsylvania, more particularly bounded and
described as follows:
BEGINNING at a point on the eastern side of Lynndale Court at the dividing line
between Lots Nos. 5 and 4 as shown on the hereinafter mentioned plan of lots; thence
along said dividing line between lots Nos. 5 and 4 (also being the center line of a 50-feet
wide sanitary and storm sewer easement), North 74 degrees 45 minutes East, a distance
of 316.97 feet to a point at the dividing line between Lots Nos. 5 and 6 as shown on the
hereinafter mentioned plan of lots; thence along said dividing line between Lots Nos. 5
and 6 and further along lands now or formerly of Gary E. Monighan, North 15 degrees
15 minutes West, a distance of 210 feet to a monument on the southern ultimate
dedicated right-of-way line of Basehore Road; thence along said southern ultimate
dedicated right-of-way line of Basehore Road, South 74 degrees 45 minutes East, a
distance of 256.97 feet to a point on the same at the beginning of the curved southeast
corner of the intersection of Basehore Road with Lynndale Court; thence along said
corner on a curve to the left having a radius of 60 feet, an arc distance of 94.25 feet to a
monument on the eastern side of Lynndale Court; thence along said eastern side of
Lynndale Court, South 15 degrees 15 minutes East, a distance of 150 feet to a point on
the same at the dividing line between Lots Nos. 5 and 4 as shown on the hereinafter
mentioned plan of lots, the place of BEGINNING.
Being Lot No. 5 as shown on that certain plan of lots entitled 'Preliminary-Final
Subdivision Plan, Lynndale Industrial Park as recorded in the Office of the Recorder of
Deeds in and for Cumberland County, Pennsylvania, in Plan Book 55, Page 139.
BEING the same which was conveyed to Lewis Appelbaum and Regina P. Appelbaum by
deed dated June 14, 1990, recorded June 20, 1990 in the Office of the Recorder of Deeds
of Cumberland County, Pennsylvania, in Record Book 34-P, Page 1043.
