ALL that certain lot of land with the improvements thereon erected, situate in
West Pennsboro Township, Cumberland County, Pennsylvania, more
particularly bounded and described as follows, to wit:
BEGINNING at a hail set in the centerline of Wagner Lane (T-435) on the
dividing line between Lots 10 and 11 on the hereinafter mentioned Subdivision
Plan; thence by said dividing line North 36 degrees 25 minutes 23 seconds West a
distance of 463 feet to a set iron pin; thence North 53 degrees 34 minutes 37
seconds East a distance of 200 feet to a set iron pin; thence along the dividing line
of Lots 11 and 12 on said Plan, South 36 degrees 25 minutes 23 seconds East a
distance of 463 feet to a nail set in the center of Wagner Lane (T-435); Thence
along lands now or formerly of David P. Wagner and Sally A. Wagner, his wife,
South 53 degrees 34 minutes 37 seconds West a distance of 200 feet to the point
and place of beginning.
Containing a total lot area of 2.00817 acres and being known as Lot No. 11 on a
Subdivision Plan for Stonecrest Acres, recorded in Cumberland County Plan
Book 81, page 124.
BEING the same premises which Walter M. Fickes and Virginia J. Fickes, his
wife, granted and conveyed unto Larry V. Neidlinger and Mary Jo Neidlinger,
his wife, by deed of even date, and recorded in the Cumberland County
Recorder of Deeds Office in Deed Book
UNDER and subject, nevertheless, to easements, restrictions, reservations,
conditions and rights of way of record.
