STIPULATION AGAINST LIENS
BRUCE LE and TUYET D. LE, of Harrisburg, Dauphin County, Pennsylvania, hereinafter
collectively called "Owners", have executed, or are about to execute contemporaneously
herewith a contract dated June 11, 2007 with STEVE KEMPER BUILDER, INC., a Pennsylvania
corporation, hereinafter called "Contractor", for the construction of site improvements and other
structures upon land of Owners situate at Tax Parcel 12-21-0269-045, Lot 4, Indiana Avenue,
Borough of Lemoyne, Cumberland County, Pennsylvania, being more particularly bounded and
described on Exhibit "A," attached hereto and made part hereof.
NOW, this 11th day of June, 2007, before any authority has been given by the said
Owners to the said Contractor to commence work on the said improvements or to purchase
materials for the same, in consideration of the making of the said contract with Owners and the
further consideration of One Dollar ($1.00), to Contractor paid by Owners, it is agreed that no
lien shall be filed against said improvements or the above property of Owners by the Contractor,
or any sub-contractor, nor by any of the material men or workmen or any other person for any
labor, or materials purchased, or extra labor or materials purchased for the construction upon
said real property, the right to file such liens being expressly waived.

ALL THAT CERTAIN lot or parcel of ground situate in the Borough of Lemoyne, Cumberland
County, Pennsylvania, bounded and described as follows:
BEGINNING at a point at the northeast corner of Lot 4 as shown on the Preliminary/Final
Subdivision Plan for Lemoyne Retirement Community recorded August 17, 2001 in the
Cumberland County Recorder of Deeds Office in Plan Book 83, Page 123; thence South 64
degrees 30 minutes 58 seconds West a distance of 117.12 feet to a point; thence South 42
degrees 40 minutes 54 seconds East a distance of 267.49 feet to a point; thence North 64
degrees 30 minutes 58 seconds East a distance of 103.64 feet to a point; thence North 45
degrees 67 minutes 30 seconds West a distance of 263.19 feet to a point and place of
BEGINNING; containing .6371 acres more or less.
BEING Lot 4 on the Preliminary/Final Subdivision Plan for Lemoyne Retirement Community
recorded August 17, 2001, in the Office of the Cumberland County Recorder of Deeds in Plan
Book 83, Page 123.
UNDER AND SUBJECT, NEVERTHELESS, to a 20 foot wide drainage easement and to all
easements, restrictions, encumbrances and other matters of record or that which a physical
inspection or survey of the premises would reveal.
UNDER AND SUBJECT to the notes, restrictions, easements, rights of way, covenants and
conditions as set forth in the Preliminary/Final Subdivision Plan for Lemoyne Retirement
Residence.
