MECHANICS' LIEN CLAIM
Kreamer Bros. Glass, Inc. ("Claimant"), having a business address of 1714
Hummel Avenue, Camp Hill, Pennsylvania, 17011, files this claim for the sum of
$2,891.39, together with interest from June 14, 2007, and costs against Capitol Property
Group, LLC. ("Owner") and all that certain real property and single family dwelling
located thereon known and numbered as 5024 Pellingham Circle, Enola, PA 17025,
being Tax Parcel # 10-05-0439-070, for certain materials furnished and labor performed
in and about the original construction of said single family dwelling and makes the
following statements of demand:
(1) Claimant is Kreamer Bros. Glass, Inc. of 1714 Hummel Avenue, Camp
Hill, Cumberland County, Pennsylvania 17011.
(2) Capitol Property Group, LLC is the owner in fee simple of the property
known and numbered as 5024 Pellingham Circle, Enola, Cumberland County, PA
17025, being Tax Parcel # 10-05-0439-070.
(3) Capitol Property Group, LLC has a registered office address of 503
Lucinda Lane, Mechanicsburg, PA 17055.
(4) Pursuant to a verbal contract, Claimant furnished, provided and installed
safety glass and shower doors as part of the construction of the above-referenced
single family dwelling.
(5) Claimant, by its duly authorized officer, Michael Shaffer, entered into the
verbal agreement with Owner, by its agent, Edward P. Case, III.
(6) Performance of the labor and furnishing of materials was begun on June
11, 2007, and performance was completed on June 14, 2007.
(7) In lieu of paying a deposit for the services and materials, Owner provided
Claimant with a credit card number and instructed Claimant to charge the entire amount
due upon completion of the services.
(8) The credit card number provided proved not to be valid.
(9) There is justly due to Claimant from Owner the sum of $2,891.39 plus
interest from June 14, 2007, and costs, for which amount Claimant claims a lien on the
property known and number as 5024 Pellingham Circle, Enola, PA 17025, being Tax
Parcel # 10-05-0439-070.
