ALL THAT CERTAIN lot or piece of land situate in East Pennsboro Township, Cumberland
County, Pennsylvania, bounded and. described according to a certain Final Plan of Penn
Valley, prepared by Hartmen & Associates, Inc., Engineers and Surveyors, Camp Hill,
Pennsylvania, dated June 23, 1993 and last revised September 9, 1993, more particularly
described, as follows, to wit:
BEGINNING at a point on the southern right-of-way line of of Blue Spruce Drive (50' wide) at a
dividing line between lots #35 and #36 as shown, on the hereinafter mentioned plan; thence
along the right-of-way line of Blue Spruce Drive North 80° 14' 45" East a distance of 80.00' feet
to a point at the dividing line between lots #36 and #37; thence along the dividing line between
lots #36 and #37 South 09° 45' 15" East a distance of 100.00' feet to a point at the dividing line
between lots #36, #37 and lots #61 and #62 Plan of Phase 3 recorded in Plan Book 78, Page
114; thence along the dividing line between lot #36 and lot #62 South 80° 14' 45" West a
