LEE ROLAND, BUILDER Contractor IN THE COURT OF COMMON PLEAS CUMBERLAND COUNTY, PA STIPULATION AGAINST LIENS WHEREAS, Casey J. and Amy Lee Williams, husband and wife, of 4 Hoerner Circle, Boiling Springs, Pennsylvania 17007 ("Owners"), are about to execute contemporaneously herewith, a contract with W. Lee Roland, Builder of 101 Windrush Lane, Mechanicsburg, Pennsylvania 17055 ("Contractor") for the erection of a single family residence upon a lot of land situate in Monroe Township, Cumberland County, identified as Lot#l, Lisburn Meadow Estates-North, Phase I, and more fully described in attached Exhibit "A." NOW, THEREFORE, before any authority had been given by Owners to Contractor to commence work on said facilities or purchase materials for same, in consideration of making of the above-described Contract with Owners, and in further consideration of One ($1.00) Dollar paid to Contractor by Owners, the receipt whereof is hereby acknowledged, it is agreed that no liens or claims shall be filed or maintained against the Owners' property and the land above-described by the Contractor or any of its subcontractors, or by any of the materiaimen or workmen, or any other person acting through or under them, for or on account of any labor or materials purchased, or extra labor or materials purchased for, towards, in or abut the erection, construction, design and improvement of said facilities, under said contract or otherwise, the right to have, file and maintain such liens or claims against the facilities and the land above-described, being hereby expressly waived by the Contractor for itself, its subcontractors, all materialmen, or workmen and other acting through or under them. Lee Roland Title: :336103 EXHIBIT "A" PARCEL NO. 22-10-0640-096 ALL THAT CERTAIN tract of land situate in Monroe Township, Cumberland County, Pennsylvania, and more particularly identified as follows: BEGINNING at a point along Meadow Lane (50 foot right of way) at the dividing line between Lot No. 1 and Lot No. 3 on the above mentioned plan of Lots; thence along said Meadow Lane North 00 degrees 56 minutes 27 seconds West a distance of 350.00 feet to a point; thence North 89 degrees 03 minutes 33 seconds East a distance of 556.37 feet to a point; thence South 07 degrees 31 minutes 35 seconds West a distance of 305.59 feet to a point; thence by a curve to the right having a radius of 3486.50 feet and an arc length of 23.61 feet to a point; thence on a curve to the right having a radius of 50.00 feet and an arc length of 77.48 feet; thence North 83 degrees 00 minutes 37 seconds West a distance of 93.02 feet to a point; thence on a curve to the lef~ having a radius of 450.00 feet and an arc length of 62.29 feet; thence South 89 degrees 03 minutes 33 seconds West a distance of 297.06 feet to a point, the point and place of BEGINNING. BEING Lot No. 1 on the Final Subdivision Plan for LISBURN MEADOWS ESTATES - NORTH, Phase I, recorded in the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania, in Plan Book 77, Page 37 et seq. UNDER AND SUBJECT, NEVERTHELESS, to the conditions, restrictions and easements as noted on the hereinabove mentioned Final Subdivision Plan; AND SUBJECT, FURTHER to the Declaration of Protective Covenants, Conditions, Restrictions and Reservations for Lisbum Meadows Estates - North dated June 15, 1998, and recorded in the Office of the Recorder of Deeds, aforesaid, in Miscellaneous Book 582, Page 936, including but not limited to: All drainage easements and detention basins applicable to the herein described lot and detailed on said Final Subdivision Plan.
