THIS DEED, made as of the3.0- day of ~~~'- " ,2007, by and among John
David Mowery, 3355 Lime Kiln Road, Chambersburg, Pennsylvania 17201, as Executor
of the Estate of Mabel P. Mowery, deceased, late of the Borough of Shippensburg,
Cumberland County, Pennsylvania, GRANTOR, and Michael S. Taylor and Rebecca
Taylor, husband and wife, of 3255 Roxbury Road, Shippensburg, Pennsylvania 17257-
9313, GRANTEES, as tenants by the entirety.
WHEREAS, Mabel P. Mowery, a resident of the Borough of Shippensburg, Cumberland
County, Pennsylvania, having her domicile at 135 Roxbury Road, Shippensburg,
Pennsylvania, 17257, died testate on December 12,2006, at Green Ridge Village,
210 Big Spring Road, Newville, Pennsylvania 17241, leaving a Last Will and Testament
dated January 31,2004, which was duly admitted to probate on December 20,2006,
(PA File No. 21-06-1129; File No. 2006-01129) and by said Last Will and Testament she
appointed John David Mowery as Executor of her Last Will and Testament;
WHEREAS, Letters Testamentary on the Estate of Mabel P. Mowery were duly
granted by the Register of Wills of Cumberland County, Pennsylvania, to said John David
Mowery;
WHEREAS, decedent at her death owned the within described real estate;
WHEREAS, ITEM VI of said Last Will and Testament provides that:
"My executor or his successor named herein shall have wide discretionary
powers as to the selling or renting of any real estate or personal property
and as to investment of any assets during the administration of my estate;
otherwise he shall use the judgment of a prudent person in the handling of
my estate."
WITNESSETH, that in consideration of the sum of One Hundred and Thirty Thousand
($130,000.00) and 00/100 Dollars, paid in hand, the receipt whereof is hereby
acknowledged, said Grantor does hereby grant and convey, in fee simple, to the
said Grantees, as tenants by the entirety,
ALL that certain parcel of land situated in the Borough of Shippensburg (formerly
Shippensburg Township), Cumberland County, Pennsylvania, bounded and described as
follows:
BEGINNING at a point on the inside pavement line of the East side of Roxbury Road and
in the center of a driveway at line of land now or formerly of Jesse Rosenberry and
BlanG.he Rosenberry, his wife; thence by land now or formerly of Jesse Rosenberry and

Blanche Rosenbery, his wife, in an Easterly direction by a line in the center of the said
driveway and parallel to the house line of the said house on the premises conveyed, 125
feet to a point; thence in a Northerly direction by a line parallel to the said Roxbury Road,
55 feet 8 inches to a point at line of land now or formerly of Ralph Good and Mary A.
Good, his wife, in a Westerly direction 125 feet to a point on the inside pavement line of
the said Roxbury Road; thence in a Southerly direction by the said Roxbury Road, 55 feet
to the place of BEGINNING.
Being the same real estate which Randy E. Reed and Sherry L. Reed, husband and wife,
by deed dated July 30, 1987, and recorded in Cumberland County, PA, Deed Book
Volume V 32, Page 542, conveyed to Lloyd J. Mowery and Mabel P. Mowery, husband .
and wife. Lloyd J. Mowery died on -'1- ~ 3. -~ "2.., thereby vesting full legal title to the-:f0~
within described real estate in Mabel 1". Mowery, who died a widow.
TOGETHER WITH AND SUBJECT TO all easements, rights-of-way, conditions,
restrictions, and reservations recorded in the chain of title or visible by inspection of the
premises and all notes set forth in any survey of record for the premises.
TOGETHER WITH all and singular the rights, liberties, privileges, hereditaments and
appurtenances whatsoever thereunto belonging or in any wise appertaining, and the
reversions, remainders, rents, issues and profits thereof, and all of the estate, right, title,
interest, property claim and demand whatsoever of the said decedent at and immediately
before the time of her decease, in law or equity, of, in, to or out of the same.
AND the said John David Mowery, as Executor aforesaid, for himself, his heirs,
executors, administrators, successors and assigns, does hereby covenant, promise and
agree to Michael S. Taylor and Rebecca Taylor, their heirs, executors, administrators and
assigns, that he has not done, committed or knowingly or willingly suffered to be done or
committed any act, matter or thing, whatsoever, whereby the premises hereby granted
and conveyed, or any part thereof, is, are, shall or may be encumbered in title, charge,
estate or otherwise, howsoever.
IN WITNESS WHEREOF, said Grantor has hereunto set his hand and seal the
day, month and year first above written.

I, MABEL P. MOWERY, of 135 Roxbury Road, Shippensburg, Pennsylvania 17257,
declare this to be my last will and testament and revoke any will previously made by
me.
ITEM I: I direct that all my just debts, expenses, and inheritance taxes that may be
assessed in consequence of my death of whatever nature and by whatever jurisdiction
imposed, shall be paid by my executor hereinafter named, as soon as may be
convenient after my death.
ITEM II: I give, devise and bequeath all the rest, residue, and remainder of my
estate of every nature and kind, whether real estate or personal property, wherever
situate, to my sons, John David Mowery, William Bryan Mowery, and Curtis James
Mowery, in equal shares per stirpes. Should any of my said sons predecease me, then
I give, devise, and bequeath the share of such son to his living issue, in equal shares,
and if he should leave no living issue, then the share of such son shall be distributed to
my other above-named sons who survive me in equal shares per stirpes.
ITEM III: In the event that any share passes under this my last will and testament to
a minor, I appoint the surviving parent of the minor as guardian of the property of the
minor. Such guardian shall have the power to use principal as well as income from
time to time for the minor's maintenance, support and education without regard to his or
her parent's ability to provide for such maintenance, support and education, or to make
payment for these purposes, without further responsibility, to the minor or to any person

testament. Should my said son predecease me, or fail to qualify or cease to act as
executor, I appoint my son, William Bryan Mowery, as executor of this my last will and
testament. Should my said son predecease me, or fail to qualify or cease to act as
executor, I appoint my son, Curtis James Mowery, as-executor of this my last will and
testament.
ITEM V: I direct that my executor appointed under this my last will and testament, or
his successors named herein, shall not be required to give bond for the faithful
performance of their duties in any jurisdiction.
ITEM VI: My executor or his successor named herein shall have wide discretionary
powers as to the selling or renting of any real estate or personal property and as to
investment of any assets during the administration of my estate; otherwise he shall use
the judgment of a prudent person in the handling of my estate.
