The tax rate imposed on the net value of transfers to or for the use of the decedent's siblings is twelve (12) percent [72 P.S. 99116 (a) (1.3)]. A
sibling is defined under Section 9102, as an individual who has at least one parent in common with the decedent, whether by blood or adoption.

LAST WILL AND TESTAMENT
OF
ALICE R. MARSHALL
I, ALICE R. MARSHALL, a resident of the Commonwealth of Pennsylvania, make, publish and
declare this to be my Last Will and Testament, revoking all wills and codicils at any time heretofore made by me.
FIRST: I direct that the expenses of my last illness and funeral, the expenses of the
administration of my estate, and all estate, inheritance and similar taxes payable with respect to property included in
my estate, whether or not passing under this will, and any interest or penalties thereon, shall be paid out of my
residuary estate, without apportionment and with no right of reimbursement from any recipient of any such property.
SECOND: It is my desire that, upon my death, I be buried at Rolling Green Cemetery in Camp
Hill, Pennsylvania.
THIRD: I give all the rest, residue and remainder of my property and estate, both real and
personal, of whatever kind and wherever located, that I own or to which I shall be in any manner entitled at the time
of my death (collectively referred to as my "residuary estate"), as follows:
(a) To those of my children (MARY L. BOLDT, RITA A. BARLUP, ALICE C. MARSHALL,
REGINA M. BELVILLE, BERNADINE A. ORA VES, EDWARD F. MARSHALL III,
RICHARD J. MARSHALL, JOHN P. MARSHALL, JAMES M. MARSHALL, and WILLIAM P.
MARSHALL) who survive me and to the issue who survive me of those of my children who shall
not survive me, per stimes.
(b) If no issue of mine survives me, I give my residuary estate to those who would take from me
as if I were then to die without a will, unmarried and the absolute owner of my residuary estate,
and a resident of the Commonwealth of Pennsylvania.
FOURTH: If any property of my estate vests in absolute ownership in a minor or incompetent,
my Executor, at any time and without court authorization, may: distribute the whole or any part of such property to
the beneficiary; or use the whole or any part for the health, education, maintenance and support of the beneficiary; or
distribute the whole or any part to a guardian, committee or other legal representative of the beneficiary, or to a
custodian for the beneficiary under any gifts to minors or transfers to minors act, or to the person or persons with
whom the beneficiary resides. Evidence of any such distribution or the receipt therefor executed by the person to
whom the distribution is made shall be a full discharge of my Executor from any liability with respect thereto, even
though my Executor may be such person. If such beneficiary is a minor, my Executor may defer the distribution of
the whole or any part of such property until the beneficiary attains the age of eighteen (18) years, and may hold the
same as a separate fund for the beneficiary with all of the powers described in Article SIXTH hereof. If the benefi-
ciary dies before attaining said age, any balance shall be paid and distributed to the estate of the beneficiary.
FIFTH: I appoint my daughter ALICE C. MARSHALL to be my Executor. If my daughter
ALICE C. MARSHALL shall fail to qualify for any reason as my Executor, or having qualified shall die, resign or
cease to act for any reason as my Executor, I appoint my son EDWARD F. MARSHALL III as my Executor. I
direct that no Executor shall be required to file or furnish any bond, surety or other security in any jurisdiction.
SIXTH: I grant to my Executor all powers conferred on executors under the Pennsylvania
Probate, Estates and Fiduciaries Code, as amended, or any successor thereto, and all powers conferred upon
executors wherever my Executor may act. I also grant to my Executor power to retain, sell at public or private sale,
exchange, grant options on, invest and reinvest, and otherwise deal with any kind of property, real or personal, for
cash or on credit; to borrow money and encumber or pledge any property to secure loans; to divide and distribute

property in cash or in kind; to exercise all powers of an absolute owner of property; to compromise and release
claims with or without consideration; and to employ attorneys, accountants and other persons for services or advice.
The term "Executor" wherever used herein shall mean the executors, executor, executrix or administrator in office
from time to time.
SEVENTH: I direct that for purposes of this will a beneficiary shall be deemed to predecease me
unless such beneficiary survives me by more than thirty days.
EIGHTH: I may leave a letter of intent with the executed copy of this will for the purpose of
giving guidance to my Executor concerning the distribution or sale of certain items of my property. I request, but do
not require that my Executor honor my wishes therein expressed.
This document was prepared under the authority of 10 U.S.c. ~ 1044 and implementing military
regulations and instructions, by Captain Robert E. Samuelsen II, U.S. Army, who is licensed to practice law in the
State of Minnesota.

The purpose of this limited appraisal is to estimate market value by performing an evaluation of real property collateral for use In a proposed
underwriting. This limited appraisal is for the use of the party to whom it is addressed and any further use or dissemination without consent of the
appraiser and addressee Is prohibited.
DEFINITION OF MARKET VALUE
Market value, as referenced In acc Rule 12 CFR 34.42(f):
The most probable price which a property should bring In a competitive and open market under all conditions requisite to a fair sale, the buyer
and seller, each acting prudently, and knowledgeably and assuming the price Is not affected by undue stimulus. Implicit In this definition Is the
consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions whereby: (1) buyer and seller are
tyPically motivated; (2) both parties are well Informed or well advised, and acting in what he considers his own best Interest; (3) a reasonable
time is allowed for exposure In the open market; (4) payment Is made In terms of cash In U.S. dollars or in terms of financial arrangements
thereto; and (5) the price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions'
granted by anyone associated with the sale. 'Adjustments to the comparable must be made for special or creative financing or sales concessions.
No adjustments are necessary for those costs which are normally paid by sellers as a result of tradition or law In a market area; these costs are
readily identifiable since the seller pays these costs In virtually all sales transactions. Special or creative financing adjustments can be made to
the comparable property by comparisons to financing terms offered by a third party institutional lender that Is not already involved in the property
or transaction. Any adjustment should not be calculated on a mechanical dollar for dollar cost of the financing or concession but the doRar amount
of any adjustment should approximate the market's reaction to the financing or concessions based on the appraiser's judgement.
DESCRIPTION OF LIMITED VALUATION PROCESS
In performing this preliminary value analysis, the valuation process consisted of: (1) Reviewinl1 assessment/public records and comparable
database listing Information for the subject; (2) Conducting an inspection of the subject and its environs; (3) Analyzing sales of regional residential
real estate; (4) arriving at a value conclusion; (5) Writing this report.
Departures frOm specifiC apprelsal guidelines included: SR 1-3 because the appraiser has presumed, for the purpose of the limited appraisal,
that the existing use of the subject property is the hil1hest and best use; SR 1-4 because only a sales comparison analysis of value was employed
in this limited appraisal since It Is the primary valuation method for residential dwelling similar to the subject. Any additional uses of the departure
provision are specifically stated In the attached apprelsal report or its attachments.

LEVEL OF RELIABILITY

RECONCILIATION
Complete weight was given to the Sales Comparison Approach as It is the approach used by most buyers when purchasing a single family
dwelling. The Income Approach was not applicable because of the lack of rentallnfonmation and meaningful relevancy to the value of a dwelling
located in this primarily owner occupied neighborhood. On the other hand, the Departure Provision was utilized to estimate the Cost Approach
because the appraiser decided this omission In this limited appraisal assignment would not confuse or mislead the client or the Intended users
of this report. The market value is estimated on the FHLMC form 704 or similar attached.

Gerald Renehan and Kathleen A. Renehan, his wife; on the South by Lot No. 16 in Block 20, as
shown on the General Plan of the Borough of Renovo, now or formerly of Mrs. Mary Sox; and
on the West by land of Mary L. Roach. Said parcel has a frontage of twelve and 50/100 (12/50)
feet on the Southerly side of Huron Avenue, and extends in depth between parallel lines seventy-
five (75) feet to the Northerly line ofland now or formerly of Mrs. Mary Sox. BEING a portion
of the Western parts of Lots No. 13, 14, and 15 in Block 20, as shown on the General Plan of the
Borough of Renovo.
The improvements consist of a two and one-half story brick dwelling house, known as
No. 628 Huron Avenue, Renovo, Pennsylvania.
TOGETHER with the right to the use of a passageway extending along the Easterly side
and rear of premises known as No. 630 Huron Avenue, in common with the present and future
owners of said premises, as set forth in full in deed hereinafter recited, recorded in Deed Book
167, page 168.
BEING THE SAME PREMISES which Michael F. Boland and Constance L. Boland,
husband and wife, by their deed dated November 17, 1989 and recorded in the Office of the
Recorder of Deeds in and for Clinton County, Pennsylvania, in Book at page
, granted and conveyed unto Edward F. Marshall and Alice R. Marshall, husband and
wife.
AND the said Grantor, for herself and her respective heirs, executors, and administrators,
does covenant, promise, and agree to and with the said Grantee, his heirs and assigns, that she, the
said Grantor, has not heretofore done or committed any act, matter or thing whatsoever whereby the
premises hereby granted, or any part thereof, is, are, shall or may be impeached, charged, or
encumbered.in title, charge, estate or otherwise howsoever.
