STIPULATION AGAINST LIENS
WHEREAS, DARRELL C. DETHLEFS, MICHAEL J. PYKOSH, MARK E. DEJA, PAUL E. RABON, ROM
TROSTLE and COREY TROSTLE, the OWNER of the real estate described below, has or is about to execute
a contract with RON TROSTLE NEW HOMES AND REMODELING CONTRACTOR, INC., whos~
principal business address is 494 RIDGE ROAD, YORK SPRINGS, PA 17372 , to construct a single
family dwelling upon lands situate at LOT #11, ALLEN ESTATES, MECHANICSBURG, CUMBERLAND
COUNTY, PENNSYLVANIA, and more particularly bounded and described on Exhibit "A" attached hereto
and made a part hereof; and,
NOW, THEREFORE, this ~7~-I day of ~3¢~,~-¢~ , 2003, before any authority had been giveh
by RON TROSTLE NEW HOMES AND REMODELING CONTRACTOR, INC. to commence work
on said facilities, or purchase materials for same, in consideration of making of the above-describe~J
Contract with DARRELL C. DETHLEFS, MICHAEL J. PYKOSH, MARK E. DEJA, PAUL E. RABON, ROI~I
TROSTLE and COREY TROSTLE, Owner, and in further consideration of One ($1.00) Dollar paid to th~
general contractor by DARRELL C. DETHLEFS, MICHAEL J. PYKOSH, MARK E. DEJA, PAUL E. RABON,
RON TROSTLE and COREY TROSTLE, Owner, the receipt whereof is hereby acknowledged, it is agree~J
that no liens or claims shall be filed or maintained against the Owner's facilities and the land above-
described, or upon DARRELL C. DETHLEFS, MICHAEL J. PYKOSH, MARK E. DEJA, PAUL E. RABON, ROI~I
TROSTLE and COREY TROSTLE, the Owner, by the general contractor, or any of its subcontractors, or by
any of the materialmen or workmen, or any other person acting through or under them, for or on accounrt
of any labor, or materials purchased, or extra labor or materiars purchased for, towards, in or about th~
erection, construction, design and improvement of said facilities, under said contract or otherwise, the rigt~t
to have, file and maintain such liens or claims against the facilities, the land above-described, and DARREU-
C. DETHLEFS, MICHAEL J. PYKOSH, MARK E. DEJA, PAUL E. RABON, RON TROSTLE and CORE¥
TROSTLE, the Owner, being hereby expressly waived by the general contractor for itself, its
subcontractors, all materiatmen, or workmen and other acting through or under them.

ALL THAT CERTAI2N tract or parcel of land situate in the Township of Lower Allen, County
of Cumberland, Commonwealth of Pennsylvania, more particularly bounded and described as
follows to wit:
BEGINNING at a point on the western right-of-way line of Wellgate Lane (60 feet wide) at the
dividing line between Lots Nos. 11 and 12 as shown on the hixeinafier mentioned plan; thence
along the dividing line between Lots Nos. 11 and 12 North 815 degrees 15 minutes 00 seconds
West a distance of 258.91 feet to a point at the dividing line between Lots Nos. 11, 12 and 16;
thence along the dividing line between Lots Nos. 11, 16, and 17 North 22 degrees 15 minutes 00
seconds East a distance of 278.69 feet to a point at the dividing line between Lots Nos. 10, 11,
17; thence along the dividing line between Lots Nos. 10 and 1 ![ South 45 degrees 10 minutes 31
seconds East a distance of 218.03 feet to a point on the western right-of-way line of Wellgate
Lane cul-de-sac; thence along the right-of-way line of Wellgate Lane cul-de-sac by a curve,
curving to the left in a southerly direction having a radius of 50.00 feet and an arc length of 75.28
feet to a point; thence by a curve, curving to the fight having a radius of 15.00 feet and an arc
length of 12.09 feet to a point on the western right-of-way line of Wellgate Lane; thence along the
western right-of-way line of Wellgate Lane South 04 degrees 45 minutes 00 seconds West a
distance of 46.33 feet to a point, said point being the place of BEGINNING
CONTAINING 43,720.25 square feet.
BEING Lot No. 11 as shown on the Final Subdivision Plan of Allen Estates. Said plan being
recorded in Plan Book 72, Page 125.
BEING part of the same premises which Banzer Corporation, a Pennsylvania corporation, by
Deed dated January 3, 1996 and recorded April 15, 1996 in the Office of the Recorder of Deeds
in and for Cumberland County, Pennsylvania, in Deed Book 137, Page 614, granted and
conveyed unto Penn Valley Corporation, a Pennsylvania corporation, the Grantor herein.
UNDER AND SUBJECT, nevertheless, to easements, restrictions, reservations, conditions and
rights of way of record or visible upon inspection of premises.
