KANNAMPULLY, Owner : IN THE COURT OF COMMON PLEAS : CUMBERLAND COUNTY, PENNSYLVANIA BIG EAGLE CONSTRUCTION, LLC, Contractor WHEREAS, STANLEY P, KANNAMPULLY and BEENA A. KANNAMPULLY of 4560 A Sequoia Drive, Harrisburg, Pennsylvania, is about to execute contemporaneously herewith, a contract, with BIG EAGLE CONSTRUCTION, LLC of 9 Brenneman Circle, Mechanicsburg, Pennsylvania, for the erection of a building upon premises commonly known as LOT #19 WOODCREEK DRIVE, Township LOWER ALLEN, CUMBERLAND County, Pennsylvania, as set forth ii1 the deed dated June 26, 2003, recorded at Deed Book 257, Page 4911, in the Recorder's Office for CUMBERLAND County, Pennsylvania, as more specifically described in Exhibit "A" which is incorporated herein and attached hereto. NOW, November 20, 2003, at the time of and immediately before the execution of the principal contract, and before any authority has been given by the said Owner to the said Contractor to commence work on the said building, or purchase materials for the same in consideration of the making of the said contract with Contractor and the further consideration of One Dollar ($1.00), to Contractor paid by Owner, it is agreed that no lien shall be filed against the building by the Contractor, or any subcontractor, nor by any of the materialmen or workmen or any other person for any labor, or materials purchased, or extra labor or materials purchased for the erection of said building, the right to file such liens being expressly waived. KANNAMPULLY Exhibit A ALL THAT CERTAIN lot or tract of land being situated along the East side of Lisbum Road, L.R. 201-/, in Lower Alien Township, Cumberland County, Pennsylvania, said lot being shown as Lot No. 19 on a Final Subdivision Plan for High Meadow, Phase 4, dated July 19, 1996, and last revised August 27, 1997, as recorded on October 2, 1997, in the Office of the Recorder of Deeds in and for Cumberland County, in Plan Book 75, Page 94, said lot being more particularly bounded and described as follows: BEGINNING AT A POINT, on the Northern right-of-way line of Woodcreek Drive, said point being the Southwest comer of the subject property and the Southeast comer of Let No. 20; thence along the Western boundary line of the subject lot the following two (2) courses and distances: (1) North 39 degrees'00 minutes 38 seconds East, a distance of 56.15 feet; (2) North 46 degrees 03 minutes 18 seconds West, a distance of 140.44 feet to a point; thence along the Northern boundary line of subject lot, North 39 degrees 23 minutes 18 seconds East, a distance of 201.98 feet to a point; thence along the Eastern property line of the subject lot the following two (2) courses and distances: (1) South 32 degrees 03 minutes 25 seconds East, a distance'of 144.91 feet; (2) South 49 degrees 23 minutes 47 seconds East, a distance of 96.00 feet to a point on the Northern right-of-way line. of Woodcreek Drive; thence along the Northern right-of- way line of Woodcreek Drive, the following three (3) courses and distances: (1) in a curve to the right with a radius of 255.00 feet and a length of 61.83 feet; (2) South 54 degrees 29 minutes ;t5 seconds West, a distance of 71.55 feet; (3) on a curve to the left with a radius of 775.00 feet and an arc length of 47.44 feet to a point; being the Point of BEGINNING. CONTAINING an area of 39,040 square feet (0.896 acres). THE ABOVE DESCRIBED lot is under ahd subject to the following easements as shown on the above referenced .plan: (1) A twenty (20) foot wide drainage easement.
