STIPULATION AGAINST LIENS
THIS AGREEMENT made this 5th day of December, 2003, by and between PREMIER
CONSTRUCTION GROUP, INC., hereinafter called the Contractor, and PREMIER GROUP
MANAGEMENT, LLC, hereinafter called the Owner.
WITNESSETH
The Contractor by instrument dated December 5, 2003, entered into an Agreement with the Owner
for the erection and construction of an office/retail strip center known as Park Place Plaza. Situated on Lot
C-7, Stonehedge Drive, South Middleton Township, Cumberland County, Pennsylvania.
AND WHEREAS, the Contractor has covenanted and agreed therein to enter into an additional
agreement with the Owner stipulating that no lien or liens of any kind shall be filed against the above
building or the appurtenances thereto.
NOW, THIS AGREEMENT WITNESSETH, that the Contractor, for and in consideration of the
awarding to him of the said contract and for the sum of ONE DOLLAR ($1.00) to him in hand paid by the
Owner, the receipt of which is hereby acknowledge, promises and agrees that no Mechanic Lien or liens
shall be filed against the aforesaid building or the appurtenances thereto by any subcontractor,
subcontractors, materialmen, mechanics, laborers or anyone for materials furnished, work done or services
rendered of any kind whatsoever, for or about, or on account of the aforesaid building or on the credit
thereof.
IN WITNESS WHEREOF, the said parties hereunto set their hands and seals the day and year
aforesaid.

Ail that certain piece, parcel or tract of land together with all
buildings or structures erected thereon being situate in South Middleton
Township, County of Cumberland, State of Pennsylvania, being more fully
bounded and described as follows, to wit:
BEGINNING at a point located on the southern right-of-way line of
Village Drive, a fifty (50) foot wide right-of-way, said point being
approximately one thousand four hundred sixty-eight (1468) feet west of
the centerline of Stonehedge Drive, a sixty (60) foot wide right-of-way;
thence along Lot No. 1 of the Final Subdivision Plan for Stonehedge
Developers, Inc., recorded in Plan Book 87, Page 72, the following two
(2) courses and distances; (1) South 01 degree 48 minutes 25 seconds
West, a distance of 81.96 feet to a point; (2) South 57 degrees 14
minutes 10 seconds East, a distance of 357.05 feet to an iron pin;
thence along lands now or formerly of Meedpenn Group, North 30 degrees
54 minutes 45 seconds West, a distance of 178.09 feet to a point; thence
along Lot C6 of the commercial-office park section of Stonehedge, North
57 degrees 14 minutes 10 seconds East, a distance of 398.56 feet to a
point on the southern right-of-way line of Village Drive; thence along
said right-of-way line the following two (2) courses and distances; (1)
South 00 degrees 57 minutes 14 seconds East, a distance of 38.54 feet to
a point; (2) along a curve to the left having a radius of 61.52 feet and
an arc length of 87.33 feet following a chord bearing of South 46
degrees 52 minutes 54 seconds East, a chord distance of 80.18 feet to a
point, the Place of BEGINNING.
The above-described parcel contains 1.56 acres of land, more or less,
and is identified as Lot C7 of the Final Subdivision Plan for Stonehedge
Developers, Inc., said plan is recorded in the Recorder of Deeds Office
of the Cumberland County Courthouse in Carlisle, Pennsylvania in Plan
Book 87 at Page 72.
