Baum, of the Borough of Camp Hill, Cumberland County, Pennsylvania, being of sound and disposing mind, memory and understanding, do hereby make, publish and declare this as and for my Last Will and Testament, hereby revoking all other Wills and Codicils heretofore made by me. FIRST I direct the payment of my just debts and expenses of my last illness and funeral from my estate as soon after my death as conveniently may be done. If there be no cemetery lot available for my interment owned by me at the time of my death, I authorize my personal representative to purchase such cemetery lot with a contract for perpetual care, using therefore funds from my estate in such amount as he or she shall consider necessary and desirable, 3nd I authorize my personal representative to cause title to or ownership of such lot so purchased to be vested in such person as my personal representative shall designate. THIRD Should my husband, Robert N. Baum, fail to survive me by thirty (30) days, I bequeath my 1980 Ritzcraft M~bile Home to my son, Michael R. Baum. FOURTH In the event that my husband, Robert N. Baum, fails to survive me by thirty (30) days, then I give, devise and bequeath all the rest, residue and remainder of my estate in equal shares unto my children, Sherry S. Blumanstock and Michael R. Baum, provi.ded that my daughter, Sherry S. Blumanstock, shall have the option to receive, in kind, all that certain real estate together with improvements erected thereon situate in the Borough of Camp Hill, Cumberland County, Pennsylvania known and numbered as 2801 Laurel Lane (the "Premises"). In the event my daughter, Sherry S. Blumanstock, shall nevertheless have the option of receiving the Premises, in kind, in exchange for the payment to my estate of any deficiency otherwise due to my son so that my son receives his full share of my residuary estate including an amount equal to fifty (50) percent of the value of the Premises as of the date of my death. FIFTH In the event my son, Michael R. Baum, has not obtained the age of forty five (45) years as of the date of my death, I devise and bequeath the share otherwise passing to Michael R. Baum under this Last Will and Testament to PNC Bank, National Association, IN TRUST. My Trustee shall have, hold, manage, invest and reinvest the assets of Michael R. Baum's trust, collect the income and: a. Distribute the net income derived from the trust in installments not less frequently than quarterly and such amounts of the principal, as in the sole discretion of my Trustee, may be necessary for Michael R. Baum the then remaining principal balance of the trust, at which time the trust shall cease. If my son Michael R. Baum dies before the age of forty five (45), the trust shall cease and the then remaining trust principal and any accumulated or undistributed income shall be distributed as follows: 1. Twenty five (25) percent to my son's wife, Patricia A. Baum, provided that she survives me by thirty (30) days, lS legally married to my son Michael R. Baum at the time of his death and has not since remarried. If Patricia A. Baum fails to survive me by thirty (30) days or is not legally married to my son at the time of his death, or if she has remarried since the date of my son's death, her share shall be added to the share created in subparagraph 2 below. 2. Until the beneficiary of the Child's Trust (the "Child") shall have attained the age of twenty-one (21) years, my Trustee shall from time to time pay to or for the benefit of the Child such amounts of the net income and principal of the Child's Trust as, in the sole discretion of my Trustee, may be necessary for the Child's maintenance, support, medical and nursing care and education, including, vocational, college and graduate education, taking into consideration any other means readily available for such purposes. At the end of each year any unexpended income shall be added to the principal of the Child's Trust. b. Upon the Child attaining the age of twenty-one (21) my Trustee shall distribute outright to the Child, such Child's share of the then remaining principal of the Trust at which time the Trust as to the Child shall cease. c.
