I give, devise, and bequeath all of my estate. real, personal and
otherwise to my daughter, VANNA WILSON, if she survives me by thirty (~9)
days.
SECOND
In the event my said daughter, Vanna Wilson, does not survive me by
thirty (30) days, I give my entire estate to my granddaughter, DEVON WILSON,
to be held in trust by her guardian until she reaches the age of twenty-one
(21) years at which point she shall receive payment of the principal and
any accumulated income in four (4) equal installments on the first Tuesday
of January in the next succeeding four (4) years.
THIRD
I direct the payment out of my estate of the expenses of my last
illness and funeral.
FOURTH
I nominate, constitute and appoint my daughter, VANNA WILSON,
Executrix of this my last Will and Testament. If she does not survive me
or is otherwise unable to serve in such capacity, then I nominate and
appoint her husband, JAMES WILSON, Executor of this my last Will and
Testament. I direct that my said Executor or Executrix shall not be
required to enter security in any jurisdiction in which he or she may be
called upon to act.

FAMILY IRREVOCABLE TRUST
THIS TRUST AGREEMENT is executed in triplicate on this 5th
day of January, 1998, by and between MARGUERITE E. OSTRANDER, now
of 125 Fern Avenue, Carlisle, Cumberland County, Pennsylvania 17013
(herein called "Settlor"), and MARGUERITE E. OSTRANDER, now of 125
Fern Avenue, Carlisle, Cumberland County, Pennsylvania 17013
(herein called "Trustee").
ARTICLE I. TRUST ESTATE
1.01. Initial Principal. Settlor, desiring to establish
an irrevocable trust, does hereby irrevocably transfer, assign and
deli ver to the Trustee, and her successors and ~ssigns, the as.sets
listed on Schedule "A" attached hereto and made a part hereof. As
further evidence of such assignment, Settlor has executed or will
execute or cause to be executed such other instruments as may be
required for the purpose of completing the assignment or transfer
of title to such property to the Trustee. The Trustee accepts such
transfer and assignment to herself as Trustee, and the Trustee
undertakes to hold, manage, invest and reinvest the assets of this
Trust and to distribute the income and principal of the Trust in
accordance with the provisions of this Agreement.
1.02. Additional Principal. Settlor and any other
person(s), with the consent of the Trustee, shall have the right at
any time to make additions to the corpus of this Trust or any share
thereof hereby established. All such additions shall be held,
governed and distributed by the Trustee in accordance wi th the
terms and conditions of this Agreement.
ARTICLE II. IRREVOCABILITY OF TRUST
2.01. Irrevocabili ty. Settlor has been advised of the
consequences of an irrevocable trust and hereby declares that this
Trust shall be irrevocable and shall not be altered, amended,
revoked or terminated by Settlor or any other person(s) .
ARTICLE III. TRUST DISTRIBUTIONS
3.01. Trust Principal. The entire corpus of this Trust,
including the assets initially transferred to this Trust,
subsequent additions to this Trust and the proceeds of any sale,
exchange or investment of such Trust assets, shall be used for the
purposes herein contained.

3.02. Distributions During Settlor's Lifetime. During
Settlor's lifetime, the Trustee shall distribute all of the net
income of the Trust to, or for the benefit of, Settlor, provided
that if Settlor should reside in a long-term care facility for a
period greater than thirty DO} days, then the Trustee shall
discontinue all distributions of income to Settlor and shall
thereafter accumulate the Trust net income and add the net income
to the Trust principal. The Trustee shall make no distributions of
principal to, or for the benefit of, Settlor.
3.03. General Power of Appointment. Settlor's child,
YANNA M. WILSON, is hereby granted the general power to appoint
some or all of the principal of this Trust to herself, her estate,
her creditors or the creditors of her estate, in such proportions
and upon such terms (in trust, outright gifts or in any other
manner) as she deems advisable. This power shall not be
exercisable under her will. If Settlor's child fails, either in
whole or in part, to exercise the general power of appointment
herein granted, then the unappointed principal shall conLinue in
trust and shall be administered according to the terms of this
Trus t .
3.04. Termination and Distribution. The Trust shall
terminate upon Settlor's death. Upon termination, the remaining
trust estate shall be distributed to Settlor's child, YANNA M.
WILSON, or if she has predeceased Settlor, then to her surviving
issue in equal shares, per stirpes.
ARTICLE IV. POWERS OF TRUSTEE
4.01. General Powers. In addition to such other powers
and duties as may have been granted elsewhere in this Trust or by
law, but subject to any limitations contained elsewhere in this
Trust, the Trustee shall have the following powers and duties:
(A) In the management, care and disposition of this Trust,
the Trustee shall have the power to do all things and to execute
such deeds, instruments and other documents as may be deemed
necessary and proper, including the following powers, all of which
may be exercised without order of or report to any court:
(1) To sell, exchange or otherwise dispose of any
property, real, personal or mixed, wheresoever located,
at any time held or acquired hereunder, at public or
private sale, for cash or on terms as may be determined
by the Trustee, without advertisement, inCluding the
right to lease for any term notwithstanding the period of
the Trust, and to grant options, including an option for
a period beyond the duration of the Trust.

(2) To invest all monies in such stocks, bonds,
securities, investment companies or trust shares,
mortgages, notes, choses in action, real estate,
improvements thereon, and other property as the Trustee
may deem best, without regard to any law now or hereafter
in force limiting investments of fiduciaries.
(3) To retain for investment any property deposi ted
with the Trustee hereunder.
(4) To vote in person or by proxy any corporate
stock or other security and to agree to or take any other
action in regard to any reorganization, merger,
consolidation, liquidation, bankruptcy or other procedure
or proceedings affecting any stock, bond, note or other
security held by this Trust.
(5) To use lawyers, real estate brokers,
accountants and any other agents if such employulent is
deemed necessary or desirable, and to pay reasonable
compensation for their services.
(6) To compromise, settle or adjust any claim or
demand by or agains t the Trus t and to agree to any
rescission or modification of any contract or agreement
affecting the Trust.
(7) To renew any indebtedness, as well as to borrow
money, and to secure the same by mortgaging, pledging or
conveying any property of the Trust, including the power
to borrow from the Trustee (in the Trustee's individual
capacity) at a reasonable rate of interest.
(8) To retain and carryon any business in which
the Trust may acquire any interest, to acquire addi tional
interests in any such business, to agree to the
liquidation in kind of any corporation in which the Trust
may have any interest and to carry on the business
thereof, to join with other owners in adopting any form
of management for any business or property in which the
Trus t may have an interes t, to become or remain a
partner, general or limi ted, in regard to any such
business or property and to hold the stock or other
securities as an investment, and to employ agents and
confer on them authority to manage and operate the
business, property or corporation without liability for
the acts of any such agent for any loss, liability or
indebtedness of such business if the management is
selected or retained with reasonable care.

(9) To register any stock, bond or other security
in the name of a nominee without the addition of words
indicating that such security is held in a fiduciary
capacity, but accurate records shall be maintained
showing that the stock, bond or other security is a trust
asset, and the Trustee shall be responsible for the acts
of the nominee.
(B) Whenever the Trustee is directed to distribute any trust
principal in fee simple to a person who is then under twenty-one
(21) years of age, the Trustee shall be authorized to hold such
property in trust for such person until he becomes twenty-one (21)
years of age, and in the meantime the Trustee shall use such part
of the income and principal of the trust as the Trustee may deem
necessary to provide for the proper support and education of such
person in the standard of living to which he has become accustomed.
If such person should die before becoming twenty-one (21) years of
age, the property then remaining in trust shall be distributed to
the personal representative of stich person!s estate.
(C) In making distributions from the Trust to or for the
benefit of any minor or other person under a legal disability, the
Trustee need not require the appointment of a guardian, but shall
be authorized to payor deliver the distribution to the custodian
of such person, to payor deliver the distribution to such person
wi thout the intervention of a guardian, to pay or deliver the
distribution to the legal guardian of such person if a guardian has
already been appointed, or to use the distribution for the benefit
of such person.
(D) In the distribution of the Trust and any division into
separate trusts and shares, the Trustee shall be authorized to make
the distribution and division in money or in kind or in both,
regardless of the basis for income tax purposes of any property
distributed or divided in kind, and the distribution and division
made and the values established by the Trustee shall be binding and
conclusive on all persons taking hereunder. The Trustee may in
making such distribution or division allot undivided interests in
the same property to several trusts or shares.
(E) If at any time after Settlor's death the total fair
market value of the assets of any trust established or to be
established hereunder is so small that the Trustee's annual fee for
administering the trust would be equal to or less than the
Trustee's minimum annual fee, then the Trustee in its discretion
shall be authorized to terminate such trust or to decide not to
establish such trust, and in such event the property then held in
or to be distributed to such trust shall be distributed to the
persons who are then or would be entitled to the income of such

trust. If the amount of income to be received by such persons is
to be determined in the discretion of the Trustee, then the Trustee
shall distribute the property among such of the persons to whom the
Trustee is authorized to distribute income, and in such
proportions, as the Trustee in its discretion shall determine.
(F) The Trustee shall have discretion to determine whether
i terns should be charged or credi ted to income or principal or
allocated between income and principal as the Trustee may deem
equitable and fair under all the circumstances, including the power
to amortize or fail to amortize any part or all of any premium or
discount, to treat any part or all of the profit resulting from the
maturity or sale of any asset, whether purchased at a premium or at
a discount, as income or principal or apportion the same between
income and principal, to apportion the sales price of any asset
between income and principal, to trea t any dividend or other
distribution on any investment as income or principal or to
apportion the same between income or principal, to charge any
2xpense against income or principa.l 0,( dIJIJortioIl the same, and to
provide or fail to provide a reasonable reserve against
depreciation or obsolescence on any asset subject to depreciation
or obsolescence, all as the Trustee may reasonably deem equitable
and just under all of the circumstances.
ARTICLE V. SPENDTHRIFT PROVISION
5.01. General Provision. No beneficiary shall have the
power to anticipate, encumber or transfer his interest in the trust
estate in any manner other than by the valid exercise of a power of
appointment. No part of the trust estate shall be liable for or
charged with any debts, contracts, liabilities or torts of a
beneficiary or subject to seizure or other process by any creditor
of a beneficiary.
ARTICLE VI. CONSTRUCTION OF TRUST
6.01. Choice of Law. This Trust shall be administered and
interpreted in accordance with the laws of the Commonwealth of
Pennsylvania.
6.02. Code. Unless otherwise stated, all references in
this Trust to section and chapter numbers are to those of the
Internal Revenue Code of 1986, as amended, or corresponding
provisions of any subsequent federal tax laws applicable to this
Trust.
6.03. Other Terms. Unless the context otherwise requires,
the use of one or more genders in the text includes all other
genders, and the use of either the singular or the plural in the

text includes both the singular and the plural.
6.04. Captions. The captions set forth in this Agreement
at the beginning of the various divisions hereof are for
convenience of reference only and shall not be deemed to define or
limit the provisions hereof or to affect in any way their
construction and application.
6.05. Situs of Trust. The Trust shall have its legal
situs in Cumberland County, Pennsylvania.
ARTICLE VII.
COMPENSATION OF TRUSTEE AND
APPOINTMENT OF SUCCESSOR TRUSTEE
7.01. Compensation. The Trustee shall receive as her
compensation for the services performed hereunder that sum of
money, based on an hourly charge or percentage rate, which the
Trustee normally and customarily Chcuyeo for performing similar
services during the time in which she performs these services.
7.02. Removal or Resignation of Trustee. Settlor may
remove the Trustee at any time or times, with or without cause,
upon thirty (30) days written notice given to the Trustee. After
the Settlor's death, a majority of the beneficiaries may remove the
Trustee at any time or times, with or without cause, upon thirty
(3D) days written notice given to the Trustee. The Trustee may
resign at any time upon thirty (30) days written notice given to
Settlor or, after Settlor's death, upon thirty (3D) days written
notice given to the beneficiaries. Upon the removal or resignation
of the Trustee, a successor trustee shall be appointed in
accordance with the terms set forth in Paragraph 7.03, below.
7.03. Appointment of Successor Trustee. Upon the death,
resignation, removal or incapacity of the Trustee, Settlor's child,
YANNA M. WILSON, is hereby appointed Successor Trustee hereunder.
Upon the death, resignation, removal or incapacity of the Trustee
and Successor Trustee, a successor trustee shall be appointed by
Settlor or, after Settlor's death, by a majority of the
beneficiaries. Any successor trustee thus appointed shall be a
financially sound and competent corporate trustee. The Successor
Trustee and any further successor trustee shall succeed to all the
duties and powers, including discretionary powers, herein granted
to the Trustee.
ARTICLE VIII. PERPETUITIES CLAUSE
8.01. General Provision. Notwithstanding anything to the
contrary in this Trust, each disposition Settlor has made herein,

legal or equitable, to the extent it can be referred in its
postponement of becoming a vested interest to a duration measured
by some life or lives in being at the time of Settlor's death, is
definitely to vest in interest, although not necessarily in
possession, not later than twenty-one (21) years after such lives
(and any period of gestation involved); or to the extent it cannot
be referred in any such postponement to such lives, is to so vest
not later than twenty-one (21) years from the time of Settlor's
death.
ARTICLE IX.
PAYMENT OF TAXES, FUNERAL
EXPENSES AND EXPENSES OF ADMINISTRATION
9.01. Payment of Death Taxes and Other Estate Settlement
Costs. The Trustee shall ascertain from the legal representative
of Settlor's estate whether the legal representative has sufficient
assets to pay the legacy, succession, inheritance, transfer, estate
and other death taxes UL duties levied or assessed aYdin~t
Settlor's estate (including all interest and penalties thereon),
all of which taxes, interest and penalties are hereafter referred
to as the death taxes, interest and penalties. If the legal
representative advises the Trustee that insufficient funds exist to
pay all the death taxes, interest and penalties, the Trustee shall
then pay to the legal representative from the trust property, an
amount equal to all the death taxes, interest and penalties in
excess of the funds available to the legal representative for this
purpose, which paYments are to be made without apportionment.
If the legal representative of Settlor's estate, in its sole
discretion, shall determine that appropriate assets of Settlor's
estate are not available in sufficient amount to pay (1) Settlor's
funeral expenses and (2) the expenses of administering Settlor's
es ta te, then the Trus tee shall, upon the reques t of the legal
representative, contribute from the principal of the trust estate
the amount of such deficiency; and in connection with any such
action the Trustee shall rely upon the written statement of the
legal representative as to the validity and correctness of the
amounts of any such expenses and shall furnish funds to the legal
representative so as to enable the legal representative to
discharge the same, or to discharge any part or all thereof itself
by making paYment directly to the person entitled or Claiming to be
entitled to receive paYment thereof. No consideration need be
required by the Trustee from the legal representative for any
disbursement made by the Trustee pursuant hereto, nor shall there
be any obligation upon the legal representative to repay to the
Trustee any of the funds disbursed by the Trustee hereunder, and
all amounts disbursed by the Trustee pursuant to the authority
hereby conferred shall be disbursed without any right in or duty

upon the Trustee to seek or obtain contribution or reimbursement
from any person or property on account of such paYment. The
Trustee shall not be responsible for the application of any funds
delivered by it to the legal representative pursuant to the
authori ty herein granted, nor shall the Trustee be subj ect to
liability to any beneficiary hereunder on account of any paYment
made by it pursuant to the provisions hereof.
IN WITNESS WHEREOF, Settlor and Trustee have hereunto set

DEFINITION OF MARKET VALUE: The most probable price which a property should bring in a competitive and open market
under all conditions requisite to a fair sale, the buyer and seller, each acting prudently, knowledgeably and assuming the price
is not affected by undue stimulus. Implicit in this definition is the consummation of a sale as of a specified date and the passing
of title from seller to buyer under conditions whereby: (1) buyer and seller are typically motivated; (2) both parties are well
informed or well advised, and each acting in what he considers his own best interest; (3) a reasonable time is allowed for
exposure in the open market; (4) payment is made in terms of cash in U.S. dollars or in terms of financial arrangements
comparable thereto; and (5) the price represents the normal consideration for the property sold unaHected by special or creative
financing or sales concessions' granted by anyone associated with the sale.
. Adjustments to the comparables must be made for special or creative financing or sales concessions. No adjustments are
necessary for those costs which are normally paid by sellers as a result of tradition or law in a market area; these costs are
readily identifiable since the seller pays these costs in virtually all sales transactions. Special or creative financing adjustments
can be made to the comparable property by comparisons to financing terms offered by a third party institutional lender that is not
already involved in the property or transaction. Any adjustment should not be calculated on a mechanical dollar for dollar cost
of the financing or concession, but the dollar amount of any adjustment should approximate the markers reaction to the financing
or concessions based on the appraiser's judgment.
STATEMENT OF LIMITING CONDITIONS AND APPRAISER'S CERTIFICATION
CONTINGENT AND LIMITING CONDITIDNS: The appraiser's certification that appears in the appraisal report is subject to
the following conditions:
1. The appraiser will not be responsible for matters of a legal nature that affect either the property being appraised or the title
to it. The appraiser assumes that the title is good and marketable and, therefore, will not render any opinions about the title.
The property is appraised on the basis of it being under responsible ownership.
2. The appraiser has provided a sketch in the appraisal report to show approximate dimensions of the improvements and the
sketch is included only to assist the reader of the report in visualizing the property and understanding the appraiser's determination
of its size.
3. The appraiser has examined the available flood maps that are provided by the Federal Emergency Management Agency (or
other data sources) and has noted in the appraisal report whether the subject site is located in an identified Special Flood Hazard
Area. Because the appraiser is not a surveyor, he or she makes no guarantees, express or implied, regarding this determination.
4. The appraiser will not give testimony or appear in court because he or she made an appraisal of the property in question,
unless specific arrangements to do so have been made beforehand.
5. The appraiser has estimated the value of the land in the cost approach at its highest and best use and the improvements
at their contributory value. These separate valuations of the land and improvements must not be used in conjunction with any
other appraisal and are invalid if they are so used.
6. The appraiser has noted in the appraisal report any adverse conditions (such as, needed repairs, depreciation, the presence of
hazardous wastes, toxic substances, etc.) observed during the inspection of the subject property or that he or she became aware
of during the normal research involved in performing the appraisal. Unless otherwise stated in the appraisal report, the appraiser
has no knowledge of any hidden or unapparent conditions of the property or adverse environmental conditions (including the
presence of hazardous wastes, toxic substances, etc.) that would make the property more or less valuable, and has assumed
that there are no such conditions and makes no guarantees or warranties, express or implied, regarding the condition of the
property. The appraiser will not be responsible for any such conditions that do exist or for any engineering or testing that might
be required to discover whether such conditions exisl. Because the appraiser is not an expert in the field of environmental hazards,
the appraisal report must not be considered as an environmental assessment 01 the property.
7. The appraiser obtained the information, estimates, and opinions that were expressed in the appraisal report from sources that
he or she considers to be reliable and believes them to be true and correct. The appraiser does not assume responsibility for the
accuracy of such items that were fumished by other parties.
8. The appraiser will not disclose the contents of the appraisal report except as provided for in the Uniform Standards of
Professional Appraisal Practice.

1. I have researched the subject market area and have selected a minimum of three recent sales of properties most similar
and proximate to the subject property for consideration in the sales comparison analysis and have made a dollar adjustment when
appropriate to reflect the market reaction to those items of significant variation. If a significant item in a comparable property
is superior to, or more favorable than, the subject property, I have made a negative adjustment to reduce the adjusted sales price
of the comparable and, if a significant item in a comparable property is inferior to, or less favorable than the subject property, I
have made a positive adjustment to increase the adjusted sales price of the comparable.
2. I have taken into consideration the factors that have an impact on value in my development of the estimate of market value in
the appraisal report. I have not knowingly withheld any significant information from the appraisal report and I believe, to the best

DEFINmONS AND DATA SOURCES:
EXPOSURE TIME: For the appraised property, the exposure time, based on the experiences of other similar properties in the same or
similar neighborhoods is estimated to be at three to six months. Exposure time is backward looking, where there is historical data available
that provides a reasonable indication of the amount of time that would have been involved to market the subject property being analyzed,
and obtain a sale as of the effective date of the appraisal. This data has been considered and used in this estimate.
MARKET TIME: Marketing time on the other hand is forward looking, and is expressed as an estimate (projection) of the time that would
be required to market the subject property and obtain a sale. In this context, it should be noted that I have adhered to the definition of
"Marketing Time" as put forth by the "Appraisal Standards Board" and included in this report. This definition advises that marketing time
does not begin until two things take place: (1) an offering of the property at a price that marketing participants find acceptable, and (2) an
effective marketing plan is implemented.
SCOPE (EXTENT) OF APPRAISAL: In the preparation of this appraisal, I have made a physical inspection of the site and the
improvements (if any). I have traveled the neighborhood and if necessary, made appropriate observations or notes. Data sources employed
in addition were the zoning map or officer and ordinance for the municipality, the recorded deed or legal description, the tax assessment
parcel records, local multi-list records, and the FEMA maps for the location, if required. Consideration has been given to the highest and
best use of the property, and all three approaches to value, with application to those most relevant and applicable to the valuation of the
subject. Data referring to Predominant Occupancy, Single Family Age and Pricing, Present land Use and Changes are reflecting statistics for
township/borough/general area, not for precise subject neighborhood.
Other aspects of research and analyses relating to the Scope of Work performed as to the development of the assignment, and results and
conclusions of this report, are found and disclosed in other sections throughout.
CCCH llo. CPML are acronyms for the Cumberland County Court House and Central Penn Multi-List respectively. These were the
primary sources used to secure property data. In addition, already verified information and data from my own files was used if needed, and
where appropriate. All information developed was independently verified where public sources did not provide needed verification. I may
have contacted listing or sale agents or other parties to the transactions, if I felt it necessary to verify data listed in CPMl, as well as any
suspected unordinary seller concessions.
In the valuation process, all appropriate value approaches, or their exclusions are mentioned in appropriate sections of the report.
CONDmONS OF APPRAISAL {DISCLOSURE}:
The appraiser(s) is unable to know or verify, and in most instances unqualified to determine or verify any insulation or "R" factor; also the
presence of urea formaldehyde foam insulation (UFFI), any wood infestation or causes thereof, any lead based paint, any type of mold or
mildew, any asbestos, the presence or amount of any radon, polyclorinated biphenyls (PCB's), chlorofluorcarbons (CFCs), leaking storage
tanks (above or below ground), and soil contaminates or any type of contamination. The quality of any drinking water cannot be tested or
verified by the appraiser(s). The appraiser(s) has no expertise and is unqualifed to make any assumptions, statements, or warranties as to
the condition of any on or off site septic/sewage system if present. The appraiser( s) is not qualified to test for any contaminates in, on, or
around the property, and can make no assumption as to whether or not they are present. It is to be noted however, that if any of the afore
mentioned items are present, the market value could be adversely affected or violated. The appraiser(s) has made every effort to look,
notice and document if observed, any apparent or unusual appearing circumstance in, on or around the property at the time of the
inspection process.
The appraiser(s) has only considered the dwelling and items permanently attached as realty. Personal or other items not permanently
attaclhed such as refrigerators, washers/dryers, window air conditioners, free standing stoves, portable dishwashers, etc. were not given
value consideration in the appraisal process.
Also NO VALUE is given as to storage sheds, pools (above or in-ground), swing sets, normal fencing, or other items or exterior structures
of perceived value, unless specifically noted in the report. Utilities were on @ time of inspection and all plumbing, heating, air conditioning
(if present), mechanical and electrical systems are assumed to be functional to the best of the appraiser's knowledge, however no warranty
or expertise is stated in this report.

FINAL RECONCILIATION:
This report is a Summary Appraisal Report. In the opinion of the appraiser(s), the "Sales Comparison Analysis" represents the best indication
of market value for the subject, as defined in the "Statement of limiting Conditions" contained in this report. This approach to value was
given the strongest consideration in estimating the subject's market value as of the date of the appraisal.
The "Income Approach to Value" was not considered, as the area is predominately owner occupied, therefore limiting the amount of
available rental data that would be necessary to accurately complete that approach to value.

BEING the same premises which Ira W. Gibb and Elva J. Gibb, his
wife, by their deed dated June 11, 1955, and recorded on June 11,
1955, in the Office of the Recorder of Deeds in and for Cumberland
County in Deed Book "M", Volume 16, Page 348, granted and conveyed
unto Clyde L. Ostrander and Margarite E. Ostrander, his wife.
Clyde L. Ostrander passed away on November 2, 1980, thereby vesting
sole title to the premises in Margarite E. Ostrander, Grantor
herein. Margarite E. Ostrander is more commonly known as
Marguerite E. Ostrander.
THIS is a transfer for nominal consideration to the trustee of an
ordinary trust where the transfer of the same property would be
exempt if the transfer was made directly from the Grantor to all of
the possible beneficiaries of the trust, whether or not such
beneficiaries are contingent or specifically named. The
beneficiaries under the Trust are the Grantor and her child.
TOGETHER with all and singular the buildings and improvements,
ways, streets, alleys, driveways, passages, waters, watercourses,
rights, liberties , privileges, hereditaments and appurtenances,
whatsoever unto the hereby granted premises belonging, or in any
wise appertaining, and the reversions and remainders, rents, issues
