is about to execute contemporaneously herewith, a contract, with Haubert Homes, Inc.
of 15 Central Blvd., Camp Hill,
for the erection of a story

building upon a lot of land situate
Lot #19 Fairwinds - 1418 Inverness Drive, Hampden Township, Mechanicsburg, Cumberland
County, Pennsylvania as described by Exhibit "A" attached.
NOW. February 12, 2004 ~ . at the time of and immediately before the execution of the prin-
cipal contract, and before any authority has been given by the said Owner
to the said Contractor
to commence work on the said building, or purchase materials for the same in consideration of the making of the said
contract with Contractor and the further
consideration of One Dollar. to Contractor paid
by Owner . it is agreed that no lien shall be filed against the
building by the contractor, or any sub-contractor, nor by any of the material men or workmen or any other person for any
labor, or materials purchased, or extra labor or materials purchased for the erection of said building, the right to file such
liens being expressly waived.

ALL THAT CERTAIN piece or parcel of land situated in the Township of
Hampden, County of Cumberland, Commonwealth of Pennsylvania, being more
fully bounded and described as follows:
BEGINNING at a point located on the northerly right-of-way line of Inverness
Drive, Twenty-five Feet (25') from the centertine of the same and being a front
property corner of Lot 20;
THENCE along said Lot 20, North 51 Degrees 32 Minutes 30 Seconds West
(N51°32'30"W) a distance of 115.00 feet to a point, said point being a corner of
Lot 30;
THENCE along said Lot 30, North 38 Degrees 27 Minutes 30 Seconds East
(N38°27'30"E) a distance of 88.00 feet to a point, said point being a corner of Lot
18;
THENCE along said Lot 18, South 51 Degrees 32 Minutes 30 Seconds East
(S51°32'30"E) a distance of 115.00 feet to a point on said northerly right-of-way;
THENCE along said northerly right-of-way, South 38 Degrees 27 Minutes 30
-Seconds West (S38°27'30"W) a distance of 88.00 feet to a point, said point being
the POINT OF BEGINNING.
BEING all of Lot 19, Phase 4, Fairwinds, as shown on a plan titled "Fairwinds
Final Phase 4", as prepared by Melham Associates PC, dated February 26,
2003.
SUBJECT TO the following:
The owner(s) of this Lot shall be responsible for the maintenance of the swale in
the drainage easement located at the rear of Lot.
