STIPULATION AGAINST LIENS
WHEREAS, Jeremy S. Seibert and Hilary K. Seibert, of Dauphin County,
Pennsylvania, is about to execute contemporaneously herewith, a contract with Michael Manning
& Associates, a Pennsylvania General Partnership of Cumberland County, Pennsylvania, for the
erection of a dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN piece or parcel of land situate in the Township of East
Pennsboro, Cumberland County, Pennsylvania, being more fully described as follows:
BEGINNING at a point said point being located on the dedicated right-of-way line
of Golfview Drive at the dividing line of Lot No. 78 and Lot No. 79; thence by the same North 46
degrees 11 minutes 47 seconds East, a distance of 150,00 feet to a comer common to Lot No. 78,
Lot No. 95 and Lot No. 79; thence by the same, North 80 degrees 14 minutes 51 seconds East, a
distance of 21.15 feet to a point on the legal right-of-way of Acri Road; thence by the same by a
curve to the right having a radius of 1975.00 feet, an arc distance of 155.24 feet to a point on the
legal right-of-way of Acri Road at the dividing line of Lot No. 80 and Lot No. 79; thence by the
same South 74 degrees 50 minutes 39 seconds West, a distance of 110.60 feet to a point on the
dedicated right-of-way line of Golfview Drive; thence by the same by a curve to the left having a
radius of 175.00 feet, an arc distance of 87.50 feet to a point, the place of BEGINNING.
BEING Lot No. 79 as shown on the Final Subdivision Plan of Hickory Ridge, Phase
III - Revised, said plan recorded in Plan Book 88, Page 88.
CONTAINING 16,392.00 square feet.
UNDER AND SUBJECT to all easements of record.
NOW, the \ ~ day of March, 2004, at the time of and inmaediately before the
execution of the principal contract, and before any authority has been ~ven by the said Jererny S.
Seibert and Hilary K. Seibert, to the said Michael Manning & Associates, a Pennsylvania General
Partnership to commence work on the said building, or purchase materials for the same in
consideration &the making of the said contract with Michael Manning & Associates, a Pennsylvania
General Partnership and the further consideration of One Dollar, to Michael Manning & Associates,
a Pennsylvania General Partnership paid by Jeremy S. Seibert and Hilary K. Seibert, it is agreed that
no lien shall be filed against the building by the contractor, or any sub-contractor, nor by any &the
material men or workmen or any other person for any labor, or materials purchased, or extra labor
or materials purchased for the erection of said building, the right to file such liens being expressly
waived.
