STIPULATION AGAINST LIENS
THIS AGREEMENT made thi s_~ day o f .~ ~ [a ~ ~ 2 0 0 8 , by
and between Tamanini Homes, LLC, hereinafter referred to as
Contractor,
AND
Petro Shandruk and Marjorie J. Shandruk, husband and
wife,hereinafter referred to as Owners, whereby the contractor
undertook and agreed to erected and construct a dwelling on the
certain lot of ground situate in Monroe Township, Cumberland
County, Commonwealth of Pennsylvania, and more fully described in
Exhibit "A" which is attached hereto and made a part hereof known
as Lot #42 Trindle Station, Mechanicsburg, PA 17050.
NOW THEREFORE, THIS AGREEI~NT WITNESSETH: That the said
Contractor, for an in consideration of the sum of ($1.00) Dollar to
Contractor in hand paid by Owner, the receipt whereof is hereby
acknowledged, and the further consideration mentioned in the
agreement aforesaid, for itself, himself or themselves and its, his
or their subcontractors, and all parties acting through or under
them, covenant and agree that no mechanic's liens or claims shall
be filed or maintained by them or any of them against the said
buildings and the lot of ground appurtenant thereto for or on
account of any work done or materials furnished by them or any of
them under said contract or otherwise, for, towards, in, or about
the erection and construction of the said buildings on the lot
above described, and the said Contractor, for itself, himself or
themselves, its, his or their subcontractors and others under them,
hereby expressly waive and relinquish the right to have, file, and
maintain any mechanic's liens or claims against the said buildings
or any of them, and agree that this instrument, waiving the right
of lien, shall be an independent covenant.

Exhibit A
All that certain tract of land situated in Monroe Township, Cumberland
County, Pennsylvania, being a portion of Tax Parce122-09-0541-011 known as
Trindle Station as depicted on the Final Subdivision Plan for Section 1 of
Trindle Station -Phase 2 prepared by Alpha Consulting Engineers, Inc. having
Instrument Number 200801802 assigned in the Cumberland County Recorder of
Deeds office, being more particularly described as follows:
BEGINNING at a point on the southern right-of--way of Genevieve Drive,
said point being a common lot corner of lot 41 (of Section 1 of Trindle Station -
Phase 2) and lot 42 (of Section 1 of Trindle Station -Phase 2); Thence along Lot
41 (of Section 1 of Trindle Station -Phase 2) South 17 degrees 45 minutes 00
seconds East a distance of 105.00 feet; thence along residual lands of Trindle
Station LLC (future Open Space B) South 72 degrees 15 minutes 00 seconds
West a distance of 58.28 feet; thence along the same by a curve to the right
having a radius of 630.00 feet, an arc length of 62.21 feet, a chord bearing of
South 75 degrees 04 minutes 44 seconds West and a chord length of 62. 18 feet;
thence along lot 43 (of Section 1 of Trindle Station -Phase 2) North 12 degrees
05 minutes 32 seconds West a distance of 105.00 feet to a point on the southern
right-of way of Genevieve Drive; thence along the southern right-of--way of
Genevieve Drive by a curve to the left having a radius of 525.00 feet, an arc
length of 51.84 feet, a chord bearing of North 75 degrees 04 minutes 44 seconds
East and a chord length of 51.82 feet; thence along the same North 72 degrees 15
minutes 00 seconds East a distance of 58.28 feet to the point of BEGINNING.
