The subject properly has an on site well and septic system. This is common for the area and have no adverse impact upon the marketability or the home. One or more of the comparable sales are older than six months old. Although there are comparable properties in the subject's area, none have sold recently, therefore, sales in excess of six months old have to be used. All three comparables used were the best available. Although there are other similar home in the subject's neighborhood, none have sold recently.
