United Telephone Company of Pennsylvania ("Appellant") is a public utility company licensed to operate in the Commonwealth of Pennsylvania and is the owner of certain real estate situate in Mount Holly Springs Borough, Cumberland County, Pennsylvania, located at 110 West Pine Street, Mount Holly Springs, Pennsylvania, 17065 and identified as Tax Parcel Number 23-32-2336-208.-PU ("Property"). 2. This appeal is being filed pursuant to the provisions of Act 1999-4 and/or the provisions of the Act of May 21, 1943 P.L. 571, §704, as amended, 72 P.S. §5453.704. The present appeal relates to tax year 2001. 1030965-1 3. Pursuant to a Notice of Reassessment received by Appellant with respect to this Property, the assessment on this Property was fixed at $201,290.00. 4. Appellant, being dissatisfied with this Notice of Reassessment, duly filed an Appeal with Appellee, protesting the assessed value placed upon this Property. 5. By Decision Order dated October 31, 2001, Appellee made no change in the assessed value of the Property. 6. The assessment appealed from (1) is excessive and inequitable; (2) was not made in accordance with the facts regarding the Property; and (3) fails to accurately detemdne the actual fair market value of the Property and to apply to the actual fair market value of the Property the common level ratio of assessed value applicable in Cumberland County. WHEREFORE, Appellant, being aggrieved by the action of the Cumberland County Board of Assessment Appeals, files this Appeal in accordance with the Acts of Assembly in such cases madeand provided. ~ J.
