Conventional, FHA, & VA financing are readily available, with occasional sales concessions. Interest rates remain favorable, & have recently risen slightly. Based on the average condition of the subject property, a marketing period of less than six months is projected for the property assuming a marketing price not in excess of 20% of the opinion of value concluded in this report and competent brokerage. Comments on Sales Comparison Due to limited sales within the subject's neighborhood, it was necessary to search beyond one mile for comparable Sale 3 due to similar interior row design. Significant downward adjustment for semi-detached verses interior row was warranted for sales #1 & #2. Due to significant design adjustment the total net adjustments slightly exceeds the secondary mortgage market guidelines for Sale #2. All sales were selected based on their similar design, age, quality, and proximity to the subject property. Gross living area (GLA) adjustments were made at $5 per square foot for differences of more than 100 square feet.All sales were considered reliable and were given similar weight in the value conclusion.The value conclusion of $70,000 indic<3tes a rate per square foot of $61.45 within the lower end of the unadjusted rates PSF of the 3 sales presented. The final value: conclusion is also lower than the reported sales prices of all three comparable sales because of the following three reasons. 1. The comparables presented were semi-detached dwellings for Sales #1 and #2 which have additional windows on one side of the dwelling and only one common shared wall. 2.
