MUNICIPAL LIEN FOR SERVICES AND SEWER RATES
AND NOW, comes Monroe Township Municipal Authority, of 1220
Boiling Springs Road, Mechanicsburg, Pennsylvania, by and through
its Solicitor, Jennifer B. Hipp, Esquire, and files the following
municipal claim against Erik J. Mentzer, an adult individual,
owning property located at 1359 Kuhn Road, Boiling Springs,
Monroe Township, Cumberland County, Pennsylvania, 17007, his last
known mailing address being: 1359 Kuhn Road, Boiling Springs,
Monroe Township, Cumberland County, Pennsylvania 17007. Erik J.
Mentzer is the owner of all that certain lot of ground, including
any improvements thereon, being more fully described as follows:
ALL THAT CERTAIN lot of ground situate in Monroe Township,
Cumberland County, Pennsylvania, and being Lot No. 104 as
shown on the Plan of Lots of Section "F" of White Rock Acres
dated September 7, 1972, and recorded in Cumberland County
Plan Book 25, Page 13, and more particularly bound and
described as follows:
BEGINNING at a point on the southern line of Kuhn Road (60
feet wide) at the dividing line between Lot Nos. 103 and 104
as shown on said Plan; thence by the dividing line between
Lot Nos. 103 and 104 as shown on said Plan South 03 degrees
48 minutes East 302.45 feet to a point; thence by the
dividing line between Lot No. 104 as shown on said Plan and
Lot No. 175 as shown on the Plan of Lots of Section "E" of
V~hite Rock Acres recorded in Cumberland County Plan Book 22,
Page 162, North 75 degrees 39 minutes West 225.12 feet to a
point; thence by other property of Penn Products Corporation
North 14 degrees 06 minutes East 266.01 feet to a point on
the southern line of Kuhn Road; thence by the southern line
of Kuhn Road on a curve to the left having a radius of
430.00 feet, an arc length of 134.38 feet and a chord length
of 133.79 feet on a chord bearing of South 84 degrees 51
minutes East to a point, the place of BEGINNING. Containing
1.14 acres.
HAVING THEREON erected a dwelling house known and numbered
as 1359 Kuhn Road, Boiling Springs, Pennsylvania.
UNDER AND SUBJECT to one-half of a 20 foot wide utility
easement along the western, southern and eastern lines of
said lot.
UNDER AND SUBJECT to the revised building lines, covenants,
restrictions and reservations as recorded in Miscellaneous
Docket 21, Page 232.
EXCEPTING AND RESERVING unto the Grantors, their successor
and assigns all minerals, clays and sand beneath the surface
of the round. This provision shall not be construed to give
the Grantors or their successors or assigns the right to
mine or remove any minerals, clays or sand from the lot
herein conveyed.
BEING THE SAME PREMISES WHICH David R. Flail and Teresa L.
Flail, his wife, by Deed dated September 29, 2006 and
recorded October 4, 2006 in the Cumberland County Recorder
of Deeds Office in Deed Book 276, Page 4920, granted and
conveyed unto Erik J. Mentzer, owner.

Monroe Township Municipality Authority hereby files this
Municipal Lien for Services and Sewer Rates levied and assessed

from October 1, 2007 through and up to and including December 31,
2008 (Fourth calendar quarter 2007 through and including fourth
calendar quarter 2008). Said Authority services and sewer rates
were levied and assessed pursuant to Authority Resolution No. 02-
04, same being known as a Resolution of the Board of Monroe
Township Municipal Authority imposing user charges to be
collected from the owner of each improved property served or to
be served by this Authority's sewer systems; and providing for
payment and collection of such user charges. Attached hereto and
incorporated herein are the statements forwarded by Monroe
Township Municipal Authority to Erik J. Mentzer for sewerage due
to be treated from October 1, 2007 through and up to and
including December 31, 2008 (Fourth calendar quarter 2007 through
and including fourth calendar quarter 2008), which services total
is in the amount of $1,161.11, which sum was duly assessed
against Erik J. Mentzer, and the real property described herein
from the date of said billing statements as attached hereto, and
for which sum, with interest in the amount of ten (10~) percent,
along with penalties and all costs, including attorneys' fees, a
municipal lien is claimed against the above-described real
property and premises in accordance with the Act of May 16, 1923,
P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended
(Municipal Claims and Tax Liens).

Dear Mr. Mentzer:
I am contacting you on behalf of Monroe Township relative to your sewer account #324.
This account is delinquent. As of the last billing notice, same being dated November 15, 2008,
the delinquency is in the amount of $1,161.11. The purpose of this letter is to request that these
accounts be brought current. If the accounts are not brought current within thirty (30) days of
receipt of this letter, a Municipal Lien will be placed against real estate owned by you, same
being known and numbered as 1359 Kuehn Road, Boiling Springs, PA. This will result in filing
fees, service costs and attorney's fees. Attorney's fees that are incurred with respect to the
collection of this delinquent account will be assessed. Attorney's fees will be charged at the
current rate. Attorney's fees will be imposed and/or assessed if this amount remains delinquent
after thirty (30) days from the mailing of this notice . The imposition of assessment of attorney's
fees may be avoided by you making payment in full of the delinquency within thirty(30) days of
receipt of this letter as set forth herein.
