A lower adjustrr~eni indicates a better comp, and vice versa. The ratio of gross dollar adjustment to sale price for each of the comps is used to calculate the weight each comp should have in a weighted calculation. This weighted calculation is used to also indicate the estimated value of tl-re subject. As with any n~reihod this technique is not perfect. However it does do a very good job of giving more weight to the most similar comps whilE; at the sa-r~e time minimizing values near the ex4~ernes of the indicated value range. The estimated weighted value is: $216,200, which supports the estimated value.
