WHEREAS, SCOTT M. BOLAND and THAIS F. BOLAND, husband and wife,
of 304 Debra Drive, Mechanicsburg, PA 17055, are about to execute contemporaneously
herewith, a contract with KEITH MCNAUGHTON MODULAR HOME SALES, LLC
of 19 York Road, York Haven, PA for the erection of a modular dwelling house upon a
lot of land situate described as follows:
ALL THAT CERTAIN piece or parcel of land, situate In the Township of Hampden,
County of Cumberland, Commonwealth of Pennsylvania, and being described in
accordance with the Plan of St. Mark's Place, made by D.P. Raffensperger, Registered
Surveyor, dated August 18, 1955, and recorded in the Office of the Recorder of Deeds in
and for Cumberland County in Plan Rook 8, Page 8, to wit:
BEGINNING at a point on the westerly line of Debra Road, said point being the
dividing line between Lots 17 and 18 on the aforesaid plan;
thence along the westerly line of Debra Road, North seven degrees (7"), forty-seven
minutes (47') West, the distance of sixty-five feet (65') to the dividing line between Lots 18
and 19 on the aforesaid Plan;
thence along said dividing line South eighty-two degrees (82 °), thirteen minutes (13') West,
the distance of one hundred thirty feet (130') to a point;
thence South seven degrees (7°), forty-seven minutes (47') East, the distance of sixty-five
feet (65') to a point at the dividing line between Lots 17 and 18 on the aforesaid Plan;
thence along said dividing line North eighty-two degrees (82°), thirteen minutes (13') East,
the distance of one hundred thirty feet (130') to the point and place of BEGINNING.
BEING Lot No. 18 on the aforesaid Plan of St. Mark's Place, as recorded in
Cumberland County Plan Book 8, Page 8; and
BEING designated as Cumberland County UPI: 10-22-0527172.
BEING the same premises which Sara E. Stanton, Single woman, by deed dated
March 23, 2009, and recorded March 24, 2009, in the Office of the Cumberland County
,Recorder of Deeds Office as Instrument No. 200908669, granted and conveyed unto Scott
M. Boland and Thais F. Boland, husband and wife, Owners herein..
NOW, June Z(- , 2009, at the time of and immediately before the execution of the
principal contract, and before any authority has been given by the said Owner to the said
Contractor to commence work on the said building, or purchase materials for the same in
consideration of the making of the said contract with Owner, and the further consideration
of One Dollar (SI.00), to Contractor paid by Owner, it is agreed that no lien shall be filed
against the building by the contractor, or any subcontractor, nor by any of the material men
or workmen or any other person for any labor, or materials purchased, or extra labor or
materials purchased for the erection of said building, the right to file such liens being
expressly waived,
