COMPLAINT IN MORTGAGE FORECLOSURE
1. Plaintiff is: U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE UNDER
SECURITIZATION SERVICING AGREEMENT DATED AS OF FEBRUARY 1, 2007
STRUCTURED ASSET SECURITIES CORPORATION MORTGAGE PASS-
THROUGH CERTIFICATES, SERIES 2007-BC2, whose address is c/o Mancini &
Associates, 201 A Fairview Drive, Monaca, PA 15061.
2. Defendants are KELLY D. CASTNER AND MATTHEW T. CASTNER, whose last
known address is 1305 KINGSLEY ROAD, CAMP HILL, PA 17011. KELLY D.
CASTNER AND MATTHEW T. CASTNER are the mortgagors and the recorded
owners of the mortgaged property hereinafter described.
3. On or about, SEPTEMBER 26, 2006, KELLY D. CASTNER AND MATTHEW T.
CASTNER borrowed $113,600.00 and in the enforcement of said debt executed and
delivered a mortgage upon the premises hereinafter described to the lender MORTGAGE
ELECTRONIC REGISTRATION SYSTEMS, INC. AS NOMINEE FOR EQUIFIRST
CORPORATION, this mortgage is recorded in the Office of the Recorder of Deeds of
CUMBERLAND County in Mortgage Record Book 1967, Page 2258. This mortgage is
incorporated herein by reference in accordance with Pa. R.C.P. 1019 (g). Your plaintiff,
U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE UNDER SECURITIZATION
SERVICING AGREEMENT DATED AS OF FEBRUARY 1, 2007 STRUCTURED
ASSET SECURITIES CORPORATION MORTGAGE PASS-THROUGH
CERTIFICATES, SERIES 2007-13C2 is now the current owner of said mortgage, and the
assignment evidencing this ownership will be sent for recording at a later date.
4. The land subject to the Mortgage is 1305 KINGSLEY ROAD, CAMP HILL, PA
17011, and is more particularly described in Exhibit "A", which is attached hereof and
part of this Complaint.
5. The Mortgage is in default because monthly payments of principal and interest upon
said mortgage due FEBRUARY 1, 2009, and each month thereafter are due and unpaid,
and by the terms of said Mortgage, upon default in such payments for a period of one
month, the entire principal balance and all interest due thereon are collectible forthwith.

** Together with interest at the per diem rate noted above after FEBRUARY 1, 2009
and other charges and costs to date of Sheriff's Sale. The Attorney's Fees set forth above
are in conformity with the Mortgage documents and Pennsylvania law, and will be
collected in the event of a third party purchaser at Sheriff s Sale. If the Mortgage is
reinstated prior to the sale, reasonable attorney's fees will be charged in accordance with
the reduction provisions of Act 6, if applicable, or that are actually incurred by Plaintiff.
6. No judgment has been entered upon said Mortgage in any jurisdiction.
7. The combined notice specified by the Pennsylvania Homeowner's Emergency
Mortgage Assistance Program, Act 91 or 1983 and Notice of Intention to Foreclose under
Act 6 of 1974 has been sent to each defendant on APRIL 13, 2009, via certified and
regular mail, in accordance with the requirements of those acts.
8. Defendants are not members of the Armed Forces of the United States of America, nor
engaged in any way which would bring them within the Soldiers and Sailors Relief Act
of 1940, as amended.
9. The Defendants have either failed to meet the time limitations as set forth under the
Combined Act 6/91 Notice or have been determined by the Pennsylvania Housing
Finance Agency not to qualify for Mortgage Assistance.
WHEREFORE, Plaintiff demands judgment in mortgage foreclosure `IN REM'
for the aforementioned total amount due together with interest at the rate of 7.99%
($24.38 per diem), together with other charges and costs including escrow advances
incidental thereto to the date of Sheriff's Sale and for foreclosure and sale of the property
within described.

ALL THAT CERTAIN tract of land lying and being in the
Township of Lower Allen, County of Cumberland, Commonwealth
of Pennsylvania, known and numbered as Lot No. 8, Block "S."
on Plan of Lots of Highland Park showing Blocks "M", "N",
"O", "P", "Q", "R", "S", and "T", said Plan being recorded
in the Cumberland County Recorder's Office in Plan Book 4,
Page 98, said Lot No. Eight (8), Block "S" beginning at a
stake on the northerly line of Kingsley Road at the
easterly line of Lot No. 7, Block "S" on said Plan; thence
along said Lot No. 7 South 11 degrees 34 minutes West
ninety-eight and twenty-seven hundredths (98.27) feet to a
stake on line of lands now or late of E. E. Zimmerman;
thence along said lands South 79 degrees 59 minutes East
sixty and two one-hundredths (60.02) feet to a stake at
line of Lot No. 9, Block "S" on said Plan; thence along the
latter lot North 11 degrees 34 minutes East ninety-six and
sixty-five hundredths (96.65) feet to the southerly line of
Kingsley Road; thence along Kingsley Road North 78 degrees
26 minutes West sixty (60) feet to a point, the place of
BEGINNING.
HAVING thereon erected a single dwelling house, No. 1305
Kingsley Road, Highland Park, Camp Hill, Pennsylvania.
BEING the same premises which Marie Hocker, Executor of the
Estate of William J. Quinn by deed dated November 21, 2002,
and recorded December 23, 2002, in the Office of the
Recorder of Deeds in and for Cumberland County,
Pennsylvania, in Deed Book 255, Page 381, granted and
conveyed unto Luke Smalley and Tara Smalley.
