I, ANGELICA M. KOONS, currently of Cumberland County, Pennsylvania,
realizing the uncertainty of this life, bm with confidence in God and trust in His Son, my
Lord and Savior, Jesus Christ, who died for my sins upon the cross and rose again to redeem
me and give me eternal life, do hereby make, publish and declare this to be my Last Will and
Testament, hereby revoking any and all prior Wills and Codicils made by me.
I. I direct that all my just debts ~md funeral expenses be paid from the assets of my
estate as soon as practicable after my demise.
II. I direct that all estate and inheritance taxes that may be assessed in consequence
of my death, shall be paid out of the principal of my general estate to the same effect as if
said taxes were expenses of administrati on and all property includable in my taxable estate
whether or not passing under this Will shall be free and clear thereof.
III. All the rest, residue and rema:~nder of my estate, of whatever nature and wherever
situate, including property over which I hold a power of appointment, I devise and bequeath
unto my son, William J. Koons, or his i:~sue per stirpes.
In the event that any beneficiary of mine is under thirty-five (3 5) years of age, his or
her share shall be held in trust for him or her pursuant to the hereinafter mentioned terms and
conditions.
IV. In the event that any assets of my estate pass into a trust fund for the benefit of
a beneficiary of mine as set forth above.~ said assets shall be help pursuant to the following
specific terms and conditions:
A. To pay or apply such portion or portions of the income or principal
of the property held in trust to the use or benefit of my beneficiary as my
Trustee may, in his discretion, determine. In addition to being used to meet

his or her ordinary living expenses, I would like the fund used, to the extent
that it is available, for education, to meet the expenses of serious illness, and
for such other unusual or emergency needs as may seem proper to my Trustee.
All undistributed accumulations of income shall be added to and become a
part of the principal of the trust fund. In making any payments hereunder, my
Trustee shall take into account all sources of support which may be available
to said beneficiary.
B. My Trustee shall purchase medical insurance coverage, both doctor
and hospitalization, for said beneficiary if not otherwise covered.
C. As said beneficiary turns twenty-five (25) years of age, one-fourth
(IA) of the entire fund then held in trust for said beneficiary, both principal and
income, shall be distributed absolutely unto him or her. The balance shall
remain in trust with income to be paid on at least a quarterly basis. When said
beneficiary tums thirty (30) years of age, one-third (1/3) of the fund then
remaining shall be distributed absolutely unto him or her, with the remainder
to be distributed when said beneficiary tums thirty-five (35) years of age.
If said beneficiary dies before distribution pursuant to this subsection,
his or her share shall pass unto hi,'; or her issue per stirpes pursuant to the same
terms and conditions. If said beneficiary is not survived by any issue, his or
her share shall pass to my other beneficiaries or their issue per stirpes.
V. In addition to such other powers and duties as may have been granted elsewhere
herein, my fiduciaries hereunder shall have the following powers and duties:
A. To invest any funds at any time held in trust, in any stocks, bonds, notes,
mutual fund shares, or other securities or properties, real or personal, or in one
or more common trust funds, c.r collective trust funds established by the
Trustee, or in securities issued by the Trustee, notwithstanding that such
investments may not be of the character allowed to fiduciaries by statute or
general roles of law, it being my intention to give their broadest investment
powers possible, including the power to retain any property which is placed
in trust hereunder.

B. To retain or to lease, sell, exchange or otherwise dispose of any
property, real or personal, at any time held by them, for cash or upon credit,
in such manner and on such terms and conditions as they may deem best, and
no person dealing with them shall be bound to see to the application of any
moneys paid.
C. To borrow or loan money for any purpose in connection with the
administration of the property held by them upon such terms and with such
security as they may determine.
D. To make any distribution hereunder in cash, in kind or partly in
cash and partly in kind.
E. In general, to exercise all powers in the management of property
hereunder which an individual could exercise in the management of similar
property owned in their own right upon such terms and conditions as they may
deem best, and to execute and deliver all instruments and do all acts which
they may deem necessary or proper to carry out the purposes of the trust.
VI. No interest of any beneficiary of my estate, either in income or principal, shall
be subject to anticipation or to pledge, assignment, sale or transfer in any manner, nor shall
any beneficiary have power in any manner to charge or encumber his interest, either in
income or principal, nor shall the interest of any beneficiary be liable or subject in any
manner while in the possession of my fiduciaries hereunder for the liability of such
beneficiary, whether such liability arises from his debts, contracts, torts or other
engagements of any type.
VII. Any amounts which are p~.yable to a beneficiary under this Will may, at the
discretion of my fiduciaries hereunder, l:e paid to the guardian of the person and/or property
of such beneficiary, to the person who has custody of such beneficiary, or directly to such
beneficiary, or may be applied for the use or benefit of such beneficiary. The receipt of such
guardian, custodian, or beneficiary or evidence of the application of such amounts, shall be
a full and complete discharge of my fiduciaries hereunder to the extent of such payment of
application. This paragraph shall be applicable to payments of income as well as principal.
VIII. I appoint my son, William J. Koons, Executor of this my Will. In the event that
he fails to qualify or ceases to act as Executor, I appoint my daughter-in-law, June L. Koons,
Executrix, of this my Will.

IX. I appoint my son, William .l. Koons, Trustee of any trusts created by this my
Will. In the event that he fails to qualify or ceases to act as Trustee, I appoint my daughter-
in-law, June L. Koons, Trustee in his place.
X. I direct that no bond be required of my fiduciaries for the faithful performance of
their duties in any jurisdiction.

this my Last Will, typewritten on four (4) sheets of paper including the attestation clause and

I, ANGELICA M. KOONS, currently of Cumberland County, Pennsylvania,
realizing the uncertainty of this life, bur with confidence in God and trust in His Son, my
Lord and Savior, Jesus Christ, who died for my sins upon the cross and rose again to redeem
me and give me eternal life, do hereby make, publish and declare this to be my Last Will and
Testament, hereby revoking any and all prior Wills and Codicils made by me.
I. I direct that all my just debts and funeral expenses be paid from the assets of my
estate as soon as practicable after my demise.
II. I direct that all estate and inheritance taxes that may be assessed in consequence
of my death, shall be paid out of the principal of my general estate to the same effect as if
said taxes were expenses of administrati.on and all property includable in my taxable estate
whether or not passing under this Will .,;hall be free and clear thereof.
III. All the rest, residue and rema:.nder of my estate, of whatever nature and wherever
situate, including property over which I hold a power of appointment, I devise and bequeath
unto my son, William J. Koons, or his i:ssue per stirpes.
In the event that any beneficiary of mine is under thirty-five (35) years of age, his or
her share shall be held in trust for him or her pursuant to the hereinafter mentioned terms and
conditions.
IV. In the event that any assets of my estate pass into a trust fund for the benefit of
a beneficiary of mine as set forth above., said assets shall be help pursuant to the foIlowing
specific terms and conditions:
A. To pay or apply such portion or portions of the income or principal
of the property held in trust to lhe use or benefit of my beneficiary as my
Trustee may, in his discretion, determine. In addition to being used to meet

his or her ordinary living expenses,.I would like the fund used, to the extent
that it is available, for education, to meet the expenses of serious illness, and
for such other unusual or emergency needs as may seem proper to my Trustee.
All undistributed accumulations of income shall be added to and become a
part of the principal of the trust fi.md. In making any payments hereunder, my
Trustee shall take into account all sources of support which may be available
to said beneficiary.
B. My Trustee shall purchase medical insurance coverage, both doctor
and hospitalization, for said beneficiary if not otherwise covered.
C. As said beneficiary turns twenty-five (25) years of age, one-fourth
(IA) of the entire fund then held in trust for said beneficiary, both principal and
income, shall be distributed absolutely unto him or her. The balance shall
remain in trust with income to be paid on at least a quarterly basis. When said
beneficiary tums thirty (30) years of age, one-third (l/a) of the fund then
remaining shall be distributed absolutely unto him or her, with the remainder
to be distributed when said beneficiary turns thirty-five (35) years of age.
If said beneficiary dies be'fore distribution pursuant to this subsection,
his or her share shall pass unto hi.,; or her issue per stirpes pursuant to the same
terms and conditions. If said beneficiary is not survived by any issue, his or
her share shall pass to my other beneficiaries or their issue per stirpes.
V. In addition to such other powers and duties as may have been granted elsewhere
herein, my fiduciaries hereunder shall have the following powers and duties:
A. To invest any funds at any titne held in trust, in any stocks, bonds, notes,
mutual fund shares, or other secm'ities or properties, real or personal, or in one
or more common trust funds, c,r collective trust funds established by the
Trustee, or in securities issued by the Trustee, notwithstanding that such
investments may not be of the character allowed to fiduciaries by statute or
general rules of law, it being my intention to give their broadest investment
powers possible, including the power to retain any property which is placed
in trust hereunder.

B. To retain or to lease, sell,' exchange or otherwise dispose of any
property, real or personal, at any time held by them, for cash or upon credit,
in such manner and on such terms and conditions as they may deem best, and
no person dealing with them shall be bound to see to the application of any
moneys paid.
C. To borrow or loan money for any purpose in connection with the
administration of the property held by them upon such terms and with such
security as they may determine.
D. To make any distribution hereunder in cash, in kind or partly in
cash and partly in kind.
E. In general, to exercise all powers in the management of property
hereunder which an individual could exercise in the management of similar
property owned in their own righl upon such terms and conditions as they may
deem best, and to execute and d:liver all instruments and do all acts which
they may deem necessary or proper to carry out the purposes of the trust.
VI. No interest of any beneficim'y of my estate, either in income or principal, shall
be subject to anticipation or to pledge, assignment,sale or transfer in any manner, nor shall
any beneficiary have power in any manner to charge or encumber his interest, either in
income or principal, nor shall the interest of any beneficiary be liable or subject in any
manner while in the possession of my fiduciaries hereunder for the liability of such
beneficiary, whether such liability arises fi.om his debts, contracts, tons or other
engagements of any type.
VII. Any amounts which are pz[yable to a beneficiary under this Will may, at the
discretion of my fiduciaries hereunder, I: e paid to the guardian of the person and/or property
of such beneficiary, to the person who has custody of such beneficiary, or directly to such
beneficiary, or may be applied for the use or benefit of such beneficiary. The receipt of such
guardian, custodian, or beneficiary or evidence of the application of such amounts, shall be
a full and complete discharge of my fiduciaries hereunder to the extent of such payment of
application. This paragraph shall be applicable to payments of income as well as principal.
VIII. I appoint my son, William J. Koons, Executor of this my Will. In the event that
he fails to qualify or ceases to act as Executor, I appoint my daughter-in-law, June L. Koons,
Executrix, of this my Will.

IX. I appoint my son, William J. Koons, Trustee of any trusts created by this my
Will. In the event that he fails to qualify or ceases to act as Trustee, I appoint my daughter-
in-law, June L. Koons, Trustee in his place.
X. I direct that no bond be required of my fiduciaries for the faithful performance of
their duties in any jurisdiction.

Declaration, together with a proportionate undivided interest in the

BEING part of the same premises which Alex A. DiSanto and Dona L. DiSanto,
his wife, by their deed dated December 4th, 1989 and recorded in the
Office of the Recorder of Deeds in and for Dauphin County in Record Book
1393 at Page 552, granted and conveyed unto Alex A. DiSanto and Dona L.
DiSanto, his wife, an undivided one-half interest, as tenants by the
entireties, and W. Thomas Burns, M.D. and Shirley L. Burns, his wife, an
undivided one-half interest, as tenants in con, non and not as tenants by
the entireties, Grantors herein.
UNDER AND SUBJECT to all covenants, conditions, restrictions, rights of
way, easements and agreements of record, including but not limited to the
Declaration and Plats and Plans.
The Grantee, for and on behalf of the Grantee and the Grantee's heirs,
personal representatives, successors and assigns, by the acceptance of
this Deed covenants and agrees to pay such charges for the maintenance of
repairs to, replacement of and expenses in connection with the common
elements as may be assessed from time to time by the Association in
accordance with the Pennsylvania Uniform Condominium Act and said -
condominium documents, and further covenants and agrees that the tracts
conveyed by this Deed shall be subject to a charge for all amounts as
assessed and that, except insofar as the Pennsylvania Uniform Condominium
Act (68 P.S. 3101, P.L. 286, No. 82) or said condominium documents may
relieve a subsequent tract owner of liability for prior unpaid
assessments, this covenant shall run with and bind the land or tract
hereby conveyed and all subsequent owners thereof.
