WAIVER OF RIGHT TO FILE LIEN - SEPARATE STIPULATION OF
MECHANICS' LIENS
WHEREAS, COLONIAL BUILDERS & DEVELOPERS, LLC, a Pennsylvania
limited liability company, party of the first part, hereinafter called "Contractor", has entered into
a Construction Agreement with CRAIG COOPER and CHERIE COOPER, parties of the
second part, hereinafter called "Owners", to provide materials and perform labor necessary for
the renovation and addition to Owners' existing single-family residential structure with
accessories thereto upon the premises described as follows:
BEING Lot No. 25 as depicted on the Subdivision Plan known
as Final Revised Plan Phase 2 - Oak Grove Estates, recorded in Cumberland County Plan
Book 65, Page 24, further identified as Tax Parcel No. 22-10-0644-098 and commonly
known as 869 Fisher Road, Mechanicsburg, Monroe Township, Cumberland County,
Pennsylvania, as more fully described in Cumberland County Instrument No.
201000968 (the"Premises").

NOW THEREFORE, it is stipulated and agreed by and between the said parties, as part
of the Construction Agreement for the consideration therein set forth, that neither the
undersigned Contractor or any sub-contractor or materialman, nor any other person furnishing
labor or materials to said Contractor under the Construction Agreement shall file a lien,
commonly known as a mechanics' lien, for work done or material furnished to said Premises or
any part thereof.
This Stipulation is made and intended to be filed with the Prothonotary of Cumberland
County in accordance with the requirements of the laws of the Commonwealth of Pennsylvania.
The undersigned representative of the Contractor confirms that he has the authority on
behalf of the limited liability company to execute this Stipulation on its behalf.
IN WITNESS WHEREOF, the parties hereto have caused this document to be executed

their heirs, personal representatives, successors and assigns.
