MUNICIPAL LIEN FOR SEWER SERVICES
North Middleton Authority, North Middleton Township, County of Cumberland, Commonwealth of
Pennsylvania by its solicitor, Martson Deardorff Williams Otto Gilroy & Faller, hereby files its
claim for sewer services against the real estate hereinafter described and sets forth its claim as
follows:
STATEMENT OF CLAIM
The name of the municipality by which this claim is filed is North Middleton Authority, a municipal
authority of the Commonwealth of Pennsylvania, located in the County of Cumberland and
organized pursuant to ordinances of North Middleton Township.

The name or names of owner or owners or reputed owner or owners of the property against which
this claim is filed are Paul Faulknor and Monique McGraw, 1850 Aeronca Street, Carlisle, PA
17013, equitable owners, and Alfred Peduzzi, III and Wanda J. Peduzzi, 1527 Spring Road, Carlisle,
PA 17013, legal owners.

A description of the property against which this Lien is filed is attached hereto and marked as
Exhibit "A" with an address of 1850 Aeronca Street, Carlisle, PA 17013.

The authorities under and by virtue of which this Lien is filed is the Municipal Claims and Liens Act
of May 16, 1923, P.L. 207, as amended and supplemented, 53 P.S. 7101 et seq.
The lien is claimed for unpaid sewer user fees against the above-described property in the amount of
$450.74, plus any additional fees incurred thereafter.

Interest is claimed on the above-mentioned fees until paid in full.

MEMORANDUM OF AGREEMENT
This Memorandum is made this 15`h day of May, 2008, by and between Alfred Peduzzi, III
and Wanda J. Peduzzi, husband and wife, of 1527 Spring Road, Carlisle, Cumberland County,
Pennsylvania, hereinafter called SELLERS,
AND
Paul Faulknor, of New York, and Monique E. McGraw, of Cumberland County,
Pennsylvania, hereinafter called PURCHASERS.
The parties hereto, with intent to be legally bound, desire to make the following information
a matter of public record:
1. Sellers and Purchasers entered into an Installment Sales Agreement dated May 15,
2008, by which Sellers agreed to sell and Purchasers agreed to purchase that certain
parcel of ground described as 1850 Aeronca Street, Carlisle, Pennsylvania, recorded
in January 17, 2008, in Instrument No. 200801804, North Middleton Township,
Cumberland County, more fully described in Schedule "A" attached hereto and
incorporated herein by reference thereto.
2. Upon payment of the purchase price for the Property, and subject to compliance with
other provisions contained in the Installment Sales Agreement, Sellers have agreed
to convey the Property to Purchasers by special warranty deed.
3. All of the terms and provisions of the said Installment Sales Agreement are
incorporated herein by reference thereto as if fully set forth at length herein.
IN WITNESS WHEREOF the parties hereto have hereunto set their hands and seals the

ALL THAT CERTAIN property situate in North Middleton Township, Cumberland County, Pennsylvania,
more particularly bounded and described as follows:
BEGINNING at a point at the northwest corner of Aeronca Street and Fern Avenue; thence by the northern
line of Fern Avenue, North 73 degrees 7 minutes 37 seconds West 134.98 feet to an iron pin; thence by
land now or formerly of Leaona M. Baric, North 19 degrees 5 minutes 54 seconds West 106.7 feet to an
iron pin; thence by land now or formerly of Steven C. Reyes and Joy E. Reyes, South 75 degrees 23
minutes 36 seconds East 194.11 feet to an iron pin on the western line of Aeronca Street; thence by western
line of Aeronca Street, South 14 degrees 36 minutes 24 seconds West 94.08 feet to a point; the place of
BEGINNING.
CONTAINING 14,955.55 square feet, more or less.
IT BEING Tract No. 2 on the Subdivision Plan for Steven C. Reyes and Joy E. Reyes which said
subdivision plan is recorded in the Office of the Recorder of Deeds in and for Cumberland County,

UNDER AND SUBJECT to the building and use restrictions as set forth in the hereinafter mentioned deed.
BEING THE SAME PREMISES which Steven C. Reyes and Joy E. Reyes, by Deed dated December 12,
