WHEREAS, Steven C. Quagliani and Anita R. Quagliani of Lot 68, Hillside Farms,
Mechanicsburg, PA 17050, is about to execute contemporaneously herewith, a contract,
with James W. Mumper, Jr. of 4 Woodstock Court, Mechanicsburg, PA, for the erection of a
building upon premises commonly known as Lot 68, Hillside Farms, Township Silver Spring,
Cumberland County, Pennsylvania, as set forth in the deed dated 08/06/87, recorded at V,
Vol 32, Page 1024, in the Recorder's Office for Cumberland County, Pennsylvania, as more
specifically described in Exhibit "A" which is incorporated herein and attached hereto.
NOW, February 8, 2010, at the time of and immediately before the execution of the principal
contract, and before any authority has been given by the said Owner to the said Contractor
to commence work on the said building, or purchase materials for the same in consideration
of the making of the said contract with Contractor and the further consideration of One
Dollar ($1.00), to contractor paid by Owner, it is agreed that no lien shall be filed against the
building by the Contractor, or any subcontractor, nor by any of the materialmen or workmen
or any other person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said building, the right to file such liens being expressly
waived.

EXHIBIT A
ALL THAT CERTAIN lot and parcel of land situated, lying and being in the Township of Silver
Spring, Cumberland County, Pennsylvania, more particularly bounded and described in
accordance wit the Final Subdivision Plan for HILLSIDE FARMS, PHASES V, dated July 10,
2006, last revised December 29, 2006, as recorded in the Office of the Recorder of Deeds of
Cumberland County in Instrument No. 200820865, as follows:
BEGINNING at a point on the on the Southern side of a cul-de-sac known as Antietam Court
(formerly referred to as River Queen Court) at a common corner of Lot Nos. 67 and 68 as shown
on the above mentioned plan of lots; thence along the Southern side of the cul-de-sac known as
Antietam Court along a curve to the left, having a radius of 95.00 feet an arc length of 93.92 feet
to a common corner of Lot Nos. 68 and 69 as shown on the above mentioned plan of lots; thence
along the division line between Lot Nos. 68 and 69 South 12 degrees 30 minutes 27 seconds
West a distance of 251.07 feet to a point located on the division line between Lot No. 68 on the
above mentioned plan of lots with Lot Nos. 64 and 65 on Plan of Lots known as Phase IV of
Hillside Farms recorded in Plan Book 87, Page 23; thence along said division line between lot
Nos. 68, Lot No. 64 and Lot No. 65 North 89 degrees 31 minutes 19 seconds West a distance of
280.83 feet to a point located on the Eastern line of Harpers Ferry Way; thence along the Eastern
line of Harpers Ferry Way North 03 degrees 45 minutes 44 seconds East a distance of 205.60
feet to a common comer of Lot Nos. 68 and 67; thence along division line between Lot Nos. 68
and 67 North 69 degrees 19 minutes 05 seconds East a distance of 271.25 feet to the point and
place of BEGINNING.
BEING LOT NO. 68 on the above mentioned plan of lots.
