Vbereag, Suseela Chennupati and Ravindra B. Chennupati, hereinafter called the Owner, is about to execute
contemporaneously with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601,
hereinafter called the Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot
of ground known as 6270 Peregrine Way, Mechanicsburg, PA 17050, Hawks Landing, Hampden Township, Cumberland
County, Pennsylvania, described in Exhibit "A" hereof, of which Suseela Chennupati and Ravindra B. Chennupati are the
title holder of record, as more particularly described in Deed Book , Page _;and
200bi, February 9, 2010, at the time of and immediately before the execution of the principal contract, and before
any authority has been given by the Owner to the Contractor to commence work on said building or improvement, to
purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract
and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any
other person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall
file a lien for work done or material furnished to said building, improvements or any part thereof.
Tbig stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

ALL THAT CERTAIN lot of land situated along the northerly side of Peregrine Way, a
50-foot wide street, in the Township of Hampden, County of Cumberland, and Commonwealth of
Pennsylvania, as the same appears as Lot 28 on a Revised Preliminary/Final Subdivision and Land
Development Plan for Hawks Landing (Sheet No. 7 of 25) having a latest plan revision date of
October 27, 2005, prepared for Insite Development LLC by NAVTech Incorporated, New
Bloomfield, PA, Project No. 05133 and said plan being recorded in the Recorder of Deeds Office
for Cumberland County, PA in Subdivision Plan Book 93, Page 107, and all the same being more
fully bounded and described as follows:
BEGINNING at the southwesterly corner of the herein-described lot, a point on the
northerly right-of-way line of Peregrine Way and said point being the southeasterly corner of Lot
27; thence from the point of beginning, along said Lot 27, North 04 degrees 47 minutes 07 seconds
East a distance of 112.05 feet to a point at the southerly corner of Lot 35; thence along said Lot 35
and along Lot 34, respectively, North 83 degrees 52 minutes 34 seconds East a distance of 122.23
feet to a point at the northwesterly corner of Lot 29; thence along said Lot 29, South 07 degrees 44
minutes 59 seconds East a distance of 122.0 1 feet to a point on the northerly right-of-way line of
Peregrine Way; thence along the northerly right-of-way line of Peregrine Way, along the arc of a
675.00$oot radius curve to the right, an arc distance of 147.67 feet to the point of beginning, the
said curve subtended by a bearing of South 88 degrees 3 1 minutes 04 seconds West and a chord
distance of 147.38 feet (the curve information is not shown on the recorded plan).
CONTAINING: 16,057.80 square feet (0.3 69 acres)
TOGETHER with and/or SUBJECT to the easements and/or restrictions as shown on the final plan
and also any other matters of record to the extent the same are in full force and effect.
