o'clock, A .M., it appearing that the First and Final Account and Proposed Schedule of
Distribution of Susan A. Scott, Executrix of the Last Will and Testament of Guy S. Fenton, a/k/a
Guy Seymour Fenton, late of the Borough- of Mount Holly `Springs, Cumberland .County,
Pennsylvania, Deceased, having been filed and advertised in accordance with law and Rules of
Court and the same having been confirmed absolutely by the Orphan's Court Division of the
Cumberland County Court of Common Pleas on March 2, 2010; and it appearing that the said
Executrix, in her Proposed Schedule of Distribution claims distribution to herself, and the other
three residuary heirs of the hereinafter-described real estate in conformity with Paragraphs
SECOND and THIRD of decedent's Last Will and Testament filed to Estate No. 21-08-0237, it
is Ordered, adjudged and Decreed that:
ALL THAT CERTAIN tract of land with the improvements
thereon erected, situate in the Borough of Mount Holly Springs,
Cumberland County, Pennsylvania, bounded and described in accordance
with a survey made by Thomas Alvin Neff, Registered Surveyor, on
October 27, 1965, a draft of said survey being recorded in Record Book
"U," Volume 21, Page 836, and incorporated herein by reference, as
follows:
BEGINNING at a spike at the intersection of the Western line of
Sixty (60) feet wide North Baltimore Avenue with the Southern line of a
Sixteen (16) feet wide McElwee Street; thence along the Western line of
said Sixty (60) feet wide North Baltimore Avenue, South three (3) degrees
East, a distance of Forty-five (45) feet to a quarter inch drill hole at corner
of land now or formerly of John M. Smith; thence along said land now or
formerly of John M. Smith, South Eighty-seven (87) degrees Thirty (30)
minutes West, a distance of One Hundred Eighty (180) feet to the Eastern
line of a Twenty (20) feet wide public alley; thence along the Eastern line
of said Twenty (20) feet wide public alley, North Three (3) degrees West,
a distance of Forty-five (45) feet to a spike at the intersection of the

Eastern line of said Twenty (20) feet wide public alley with the Southern
line of said Sixteen (16) feet wide McElwee Street; thence along the
Southern line of said Sixteen (16) feet wide McElwee Street, North
Eighty-seven (87) degrees Thirty (30) minutes East, a distance of One
Hundred Eighty (180) feet to a spike in the Western line of North
Baltimore Avenue, the Place of BEGINNING.
CONTAINING Forty-five (45) feet in front along the Western line
of Sixty (60) feet wide North Baltimore Avenue and extending
Westwazdly therefrom at an even width along the Southern line of said
Sixteen (16) feet wide McElwee Street, a distance of One Hundred Eighty
(180) feet to a Twenty (20) feet wide public alley and having thereon
erected a two and one-half story frame and aluminum siding covered
dwelling house known as and numbered 329-331 North Baltimore
Avenue, and other improvements.
THE ABOVE described premises is both halves of a double house,
one-half being known as 329 North Baltimore Avenue, Mount Holly
Springs, PA 17065, and the other half being known as 331 North
Baltimore Avenue, Mount Holly Springs, PA 17065.
BEING known as Cumberland County Uniform Pazcel Identifier
No.: 23-32-2336-057.
BEING the same premises which Philip S. Fenton, widower, by
deed dated November 18, 1965 and recorded November 19, 1965, in the
Office of the Recorder of Deeds, in and for Cumberland County, at
Carlisle, Pennsylvania, in Deed Book "U," Volume 21, Page 833, granted
and conveyed to Guy S. Fenton and Louise H. Fenton, husband and wife.
THE SAID Louise H. Fenton, also known as Nora Louise Fenton,
died on August 4, 1990, thereby vesting the entire fee simple title to the
above described property in Guy S. Fenton, her surviving widower.
Is hereby awarded to: (1) Susan A. Scott, 15 Pine Grove Road, Gardners, PA 17324, (2)
Steven S. Fenton, 30 Coral Drive, Carlisle, PA 17013; (3) Susan A. Scott, Trustee of the
Michael A. Fenton Trust, under the Last Will and Testament of Guy S. Fenton, deceased which
Trust is of 15 Pine Grove Road, Gardners, PA 17324; and (4) Susan A. Scott, Trustee of the
Kenneth L. Fenton Needs Trust, under the Last Will and Testament of Guy S. Fenton, deceased
which Trust is of 15 Pine Grove Road, Gardners, PA 17324; as equal tenants in common, and
not as joint tenants with the right of survivorship.
THIS Decree Awarding Real Estate confirms title that was previously given by Susan
A. Scott, Executrix of the Estate of Guy S. Fenton, a/k/a Guy Seymour Fenton, Deceased, by
deed dated June 11, 2009 and recorded June 15, 2009, in the Office of the Recorder of Deeds, in
and for Cumberland County, at Carlisle, Pennsylvania, to Instrument No. 2009-20098, which

deed was thereafter supplemented by Corrective Deed dated December , 2009 and recorded
December 2009 in the aforementioned Recorder's Office to Instrument No.
THE Recorder of Deeds in and for Cumberland County is directed to record this Order
among the deed records in his office and to index the same in the Grantor index in the name of
Estate of Guy S. Fenton, a/k/a Guy Seymour Fenton, and in the Grantee index in the name of
Susan A. Scott, Stephen S. Fenton, Susan A. Scott Trustee of the Michael A. Fenton Trust, and
Susan A. Scott, Trustee of the Kenneth L. Fenton Needs Trust, in accordance with Sections 711
and 3536 of The Probate, Estates and Fiduciaries Code.
I hereby certify that the precise residence and complete post office address of the
distributee is as follows: 15 Pine Grove Road, Gardners, PA 17324, and that the Tax Parcel No.
(Uniform Parcel Identifier) for the above described property is 23-32-2336-057.
