Karen Dunkle Comments on Sales Comparison After a thorough search of all available market data, the three sales used are considered to be the best indicators of value. After consideration of all relevant factors, the comparables used are the best indicators of value although they are all higher in price than the final value estimated for the subject. All three sales are considered to be reliable indicators of value, and are weighed similarly in the final reconciliation. Appropriate adjustments have been made for all differences. Comparable sales used are all closed sales. In osier to find comparable sales, it was necessary to use Tess recent sales. it is noted that Comparable Sale No. 1 occurred over six months prior to the appraisal date. Comparables that sold within six months of the date of the appraisal were significantly different in size, special conditions, age, and style. A condition adjustment was made to Comparable No. 1 because the exterior and most of the interior has been recently painted and the kitchen counters have been updated. A quality of construction and condition adjustments were made to Comparable No. 2 because of the recently remodeled kitchen with island and newer appliances, new roof, new heating/cooling system system, and recently painted interior. A location adjustment is warranted for Comparable No. 3 because road/highway noise is less audible. Conditions of Appraisal This appraisal report has been prepared with the property in "as is' condition. The appraiser considered only those items that were permanently attached to the property as realty. Any items not so affixed, such as refrigerators, washers, dryers, above ground swimming pools, etc., were not included in the estimate of the market value. No personal property has been included in this valuation.
