Merea g, Willow Creek, LLC, hereinafter called the Owner, is about to execute contemporaneously with
Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
6275 Peregrine Way, Mechanicsburg, PA 17050Hampden Township, Cumberland County, PennsyMartea, described in
Fxhibit "A" hereof, of which Willow Creek, LLC is the title holder of record, as more particularly described in Deed
Book _,-Page. ; and
14to, March 29, 2070, at the time of and immediately before the execution of the principal contract, and before
any authority has been given by the Owner to the Contractor to commence work on said building or improvement, to
purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract
and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any
other person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall
file a lien for work done or material furnished to said building, improvements or any part thereof,

ALL THAT CERTAIN lot of land situated along the southerly side of Peregrine Way, a 50-foot
wide street, in the Township of Hampden, County of Cumberland, and Commonwealth of Pennsylvania. as
the same appears as Lot 53 on a Revised Prelimmany/Final Subdivicinn and 1 xnd Development Plan Fns
Hawks Landing (Sheet No. 7 of 25) having a latest plan revision date of October 27, 2005, prepared for
Insite Development LLC by NA'V'Tech Incorporated, New Bloomfield, PA, Project No.05133 and said plan
being recorded in the Recorder of Deeds Office for Cumberland County, PA in Subdivision Plan Book 93,
Page 107, and all the same being more fully bounded and described as follows:
BEGrNNING at the northeasterly corner of the herein-described lot, a point on the southerly
right-of-way line of Peregrine Way and said point being a corner of an Open Space Lot and said point also
located 308.99 feet westerly of the northwesterly corner of Lot 41 as measured along the southerly right-
of-way line of Peregrine Way; thence from the point of beginning, along the aforesaid Open Space Lot the
following three courses and distances; (1) South 02 degrees 47 minutes 1.4 seconds Past a distance of
100.00 feel to a point; thence (2) along the arc of an 825.00-foot radius curve to the right, an are distance
of 135.96 feet to a point and the said curve subtended by a bearing of North 88 degrees 03 minutes 57
seconds West and a chord distance of 135 .81 feet (the curve information is not shown on the recorded
plan); thence (3) North 06 degrees 16 minutes 52 seconds Past a distance of 99.98 feet to a point on the
southerly right-of-way line of Peregrine Way; thence along the southerly right-of-way line of peregrine
Way the following two courses and distances: (1) South 83 degrees 43 minutes 08 seconds East a distance
of 5.39 feet to a point; thence (2) along the arc of a 725.00-foot radius curve to the left. an arc distance: of
114.75 feet to the point of beginning and the said curve subtended by a bearing of South 88 degrees 15
minutes 1 I seconds East and a chord distance of 114.63 feet (the curve information is not shown on the
recorded plan).
CONTALNING: 12,804.92 square feet (0.294 acres)
