Plyley, decedent, was a 16.05% limited partner in the Fart Family Fund II. Her partnership share was placed in an irrevocable trust from which she received annual distributions of income. Decedent had a power of appointment within the trust instrument, but in default of the exercise of that power, her children would receive her interest in equal shares. Decedent's husband, Chauncey A. Plyley, Jr., deceased, also had a 2.11 % interest in the Hart Family Fund II. The husband died on July 11, 2009, and, therefore, his 2.11% interest passed to Bernice I. Plyley, decedent. Decedent's total percentage interest in the Hart Family Fund II was 18.16% on her date of death, i.e., August 11, 2009. The valuation process is defined in The Appraisal of Real Estate as published by the Appraisal Institute, as "a systematic set of procedures an appraiser follows to provide answers to a client's questions about real property value."
