WHEREAS, ?'1 act
Tiday Property Management LLC, of Cumberland County, PA, to provide ma ena"ls"and 'perform labor
necessary for completion of a residential dwelling situate upon lot of ground located:
Lot #61 Millfording Road, Mechanicsburg, PA 17050, Silver Spring Township, CUMBERLAND County,
PENNSYLVANIA, as more particularly set forth in Exhibit "A" attached hereto.
NOW, THEREFORE, it is hereby stipulated and agreed by and between the said parties, as part of the said
contract and for the consideration therein set forth, that neither the undersigned contractor, any sub-contractor or
material man, nor any other person furnishing labor or materials to the said contractor under this contract shall
file a lien for work done or materials furnished to the said building or any part thereof.
This stipulation is made and intended to be filed with the County Prothonotary within ten (1) days after date, in
accordance with the requirements of the Act of Assembly of Pennsylvania, in such case provided.
The General Contractor hereby agrees to waive any defects in the filing and indexing of this Lien Waiver in the
Office of the Prothonotary where it is to be filed pursuant to Section 1402 of the Mechanics Lien Law of 1963
and agrees that it will not contest the validity of this Lien Waiver based upon any such defects and hereby agrees
to this waiver of defects on behalf of any of the Subcontractors, materialmen or suppliers that may provide any
labor or materials under the General Contractors Agreement with the owner and who, but for the same, waiver,
would be entitled to assert Mechanics Liens against the owners property under the Mechanics Lien Law of 1963.
The General Contractor also hereby agrees to provide actual Notice of the Lien Waiver to ll subcontractors,
materialmen and suppliers prior to providing any labor or material by them to the project and will further
provide for a written acknowledgment by each of these persons of the Lien Waiver prior to providing any labor
or materials to the project.

ALL THAT CERTAIN tract or parcel of land being situate in Silver Spring Township, Cumberland County,
Pennsylvania, more particularly bounded and described as follows:
BEGINNING at a point located on the western right-of-way line of Millfording Road (T-700, a fifty foot right-of-
way) at the northeast corner of Lot 122-B on the hereinafter referenced Plan; thence along the northern
boundary line of Lot 122-B, South seventy-four (74) degrees forty-eight (48) minutes forty-six (46) seconds West,
a distance of ninety-eight and seventy-one hundredths (98.71) feet to a point; thence continuing along same, North
eighty-four (84) degrees fifty-three (53) minutes four (04) seconds West, a distance of one hundred forty-one and
no hundredths (141.00) feet to a point; thence continuing along the same, North sixteen (16) degrees thirty-eight

(88.30) feet to a point on the western right-of-way line of Millfording Road; thence along Millfording Road by a
curve to the left having a radius of two hundred twenty-five and no hundredths (225.00) feet and an arc length of
one hundred thirty-five and thirty-five hundredths (135.35) feet to a point; thence continuing along the same by a
curve to the left having a radius of two hundred twenty-five and no hundredths (225.00) feet and an arc length of
thirty-three and sixty-nine hundredths (33.69) feet to a point, the point and place of BEGINNING. BEING
Revised Lot No. 61 on the Final Re-Subdivision Plan of Lots 122-B and 61 Millfording Highlands Phase 1 and 2
recorded 2010, in the Cumberland County Recorder of Deeds Office at Instrument Number
2010 , and CONTAINING 73,470.010 square feet or 1.6866 acres.
ALSO BEING that certain Unit, being Unit No. 61 (the "Unit"), of Millfording Highlands, a Planned Community,
which Unit is designated in the Declaration of Covenants and Restrictions for Millfording Highlands, a Planned
Community (the "Declaration") and Declaration Plats and Plans recorded as an exhibit thereto in the Office of
the Recorder of Deeds of Cumberland County, Pennsylvania, to Instrument Number 200730960.
BEING PART OF THE SAME PREMISES which Milfording Ventures, LP and Sample Bridge Ventures, LP, by
Deed bearing date the 23rd of March, 2010, and recorded on the 23rd day of March, 2010, in the Office of the
Recorder of Deeds in and for Cumberland County, Pennsylvania, in Instrument Number 201007297, granted and
conveyed unto Sample Bridge Ventures, LP. ALSO BEING PART OF THE SAME PREMISES which Sample
Bridge Ventures, LP and 1550 Associates Inc. LLC, by Deed bearing date the 14th of April, 2004, and recorded
on the 16th day of April, 2004, in the Office of the Recorder of Deeds in and for Cumberland County,
Pennsylvania, in Record Book 262, Page 2572, granted and conveyed unto Sample Bridge Ventures LP.
