AND NOW, comes Monroe Township Municipal Authority, of 1220
Boiling Springs Road, Mechanicsburg, Pennsylvania, by and through
its Solicitor, Jennifer B. Hipp, Esquire and files the following
municipal claim against Sandra L. Brown and Marlin P. Brown,
husband and wife, adult individuals, owning property located at
809 Tamanini Way, Mechanicsburg, Monroe Township, Cumberland
County, Pennsylvania, 17055, their last known mailing address
being: 809 Tamanini Way, Mechanicsburg, Monroe Township,
Cumberland County, Pennsylvania, 17055. Sandra L. Brown and
Marlin P. Brown are the owners of all that certain lot of ground,
including any improvements thereon, being more fully described as
follows:
ALL THAT CERTAIN tract or parcel of land situated in Monroe
Township, Cumberland County, Pennsylvania, being Lot No. 46
as described on a plan titled "Final Subdivision Plan for
Lots 46-54, Trindle Station, Section 1, Phase II", dated
November 19, 2009, last revised April 14, 2010 by Alpha
Consulting Engineers, Inc. and recorded in Cumberland County
Courthouse, Instrument Number 201014375, more particularly
described as follows:

BEGINNING at an iron pin at the intersection of the western
right-of-way of Tamanini Way and northern right-of-way of
Genevieve Drive, said point being North 44 degrees 14
minutes 20 seconds West a distance of forty-nine and fifty-
five one-hundredths (49.55) feet from the centerline
intersection of Tamanini Way and Genevieve Drive; THENCE
along the northern right-of-way of Genevieve Drive by a
curve to the right with a radius of four hundred seventy-
five and zero one-hundredths (475.00) feet, an arc length of
forty-four and ninety one-hundredths (44.90) feet, with a
chord bearding of North 69 degrees 17 minutes 08 seconds
West, a chord distance of forty-four and eighty-eight one-
hundredths (44.88) feet to an iron pin; THENCE along the
same North 66 degrees 34 minutes 41 seconds West a distance
of thirty-four and thirty-four one-hundredths (34.34) feet
to an iron pin at lands now or formerly of Trindle Station
LLC; THENCE along lands now or formerly of Trindle Station
LLC North 15 degrees 32 minutes 56 seconds East a distance
of one hundred fifteen and sixty-six one-hundredths (115.66)
feet to an iron pin at Lot No. 47; THENCE along Lot No. 47,
South 70 degrees 48 minutes 20 seconds East a distance of
one hundred fifteen and zero one-hundredths (115.00) feet to
an iron pin at the western right-of-way of Tamanini Way;
THENCE along the western right-of-way line of Tamanini Way
the following three (3) courses and distances: 1) by a
curve to the right with a radius of four hundred twenty-five
and zero one-hundredths (425.00) feet, an arc length of
thirty-one and thirty-six one-hundredths (31.36) feet, with
a chord bearing of South 21 degrees 18 minutes 30 seconds
West, a chord distance of thirty-one and thirty-five one-
hundredths (31.35) feet to an iron pin; 2) South 23 degrees
25 minutes 19 seconds West a distance of sixty-six and
seventy one-hundredths (66.70) feet to an iron pin; 3) by a
curve to the right with a radius of twenty-three and zero
one-hundredths (23.00) feet, an arc length of thirty-three
and ninety-five (33.95) feet, with a chord bearing of South
65 degrees 42 minutes 52 seconds West, a chord distance of
thirty and ninety-five one-hundredths (30.95) feet to an
iron pin, being the place of BEGINNING.
CONTAINING 12,662 Square Feet (0.27 Acre).
HAVING THEREON ERECTED a dwelling house being known and
numbered as 809 Tamanini Way, Mechanicsburg, Pennsylvania.

BEING THE SAME PREMISES WHICH Trindle Station LLC, a
Pennsylvania Limited Liability Company, by Corrective Deed
dated May 27, 2010 and recorded June 2, 2010 in the Office
of the Recorder of Deeds of Cumberland County, Pennsylvania
at Instrument No. 201014377, granted and conveyed unto
Sandra L. Brown and Marlin P. Brown, Owners herein.
Tax Parcel No. 22-09-0541-036.
Monroe Township Municipality Authority hereby files this
Municipal Lien for Services and Sewer Rates levied and assessed
from January 1, 2009 through and including June 30, 2010. Said
Authority services and sewer rates were levied and assessed
pursuant to Authority Resolution No. 02-04, same being known as a
Resolution of the Board of Monroe Township Municipal Authority
imposing user charges to be collected from the owner of each
improved property served or to be served by this Authority's
sewer systems; and providing for payment and collection of such
user charges. Attached hereto and incorporated herein are the
statements forwarded by Monroe Township Municipal Authority to
Sandra L. Brown and Marlin P. Brown for sewerage due to be
treated from January 1, 2009 through June 30, 2010, which
services total is in the amount of $1,277.10, which sum was duly
assessed against Sandra L. Brown and Marlin P. Brown, and the
real property described herein from the date of said billing
statements as attached hereto, and for which sum, with interest
in the amount of ten (10%) percent, along with penalties and all
costs, including attorneys' fees, a municipal lien is claimed

against the above-described real property and premises in
accordance with the Act of May 16, 1923, P.L. 207, §7, as
amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and
Tax Liens).

Dear Ms. Brown:
I am contacting you on behalf of Monroe Township relative to your sewer account #874.
This account is delinquent. As of the last billing notice, same being dated Mayl 5, 2010, the
delinquency is in the amount of $1,277.10. The purpose of this letter is to request that this
account be brought current. If the account is not brought current within thirty (30) days of
receipt of this letter, a Municipal Lien will be placed against real estate owned by you, same
being known and numbered as 809 Tamanini Way., Mechanicsburg, PA. This will result in
filing fees, service costs, and attorney's fees. Attorney's fees that are incurred with respect to the
collection of this delinquent account will be assessed. Attorney's fees will be charged at the
current rate. Attorney's fees will be imposed and/or assessed if this amount remains delinquent
after thirty (30) days from the mailing of this notice. The imposition of assessment of attorney's
fees may be avoided by you making payment in full of the delinquency within thirty (30) days of
receipt of this letter as set forth herein.
