All equipment and Inventory (as those terms are defined in the Uniform
Commercial Code), now existing or hereafter acquired or arising and
now or hereafter owned by Debtor, or leased from Secured Party, used or
usable in connection with, relating to or located at 37-39 North Itanover
Street, Carlisle, Cnmberland County, Pennsylvania, whether or not
constituting fixtures, incinding, without limitation, all furniture,
furnishings, goods, machinery, appliances, parts, tools, building
equipment, supplies and/or materials, gas and electric fixtures, radiators,
heaters, air-conditioning equipment, boilers, elevators and motors, sinks,
water closets, water basins, pipes, faucets, and other plumbing and
heating fixtures, window screens, screen doors, venetian blinds, storm
shutters and awnings, files, books, records, ledgers, checkbooks, reports
and work papers.
Any damages awarded to Debtor pursuant to condemnation or eminent
domain proceedings.
All leases, rents, issues and profits owed to Debtor, and all agreements,
contract rights, chattel paper, negotiable instruments, instruments, and
documents (as those terms are defined in the Uniform Commercial Code)
now existing or hereafter acquired or arising, of Debtor.
All property, hazard, rent loss, risk and all other types of insurance
covering the places of business of the Debtor and the items described in
Paragraphs 1 through and including 3 above, together with any and all
extensions and replacements thereof, and any and all rights thereunder;
and any and all rights of subrogation provided by the Loan Documents of
even date herewith in favor of Secured Party.
All cash and no-cash proceeds and all products, replacements and
substitutions of the items described in Paragraphs 1 through and

And including any equipment listed Exhibit "A-1" attached hereto and
made a part hereof, and any replacements thereof; and, any interest in
leased equipment on the subject premises to the extent of Debtor's
interest therein.
