THIS INDBNTURE made the '5u day of ~'fI<.J~~." in the year 1997,
between DAVID H. STONE, Executor of the Last Will and Testament of
CLARK P. SHERWOOD, lata of the Borough of Lemoyne, County of
Cumberland, and Commonwealth of Pennsylvania, of the first part,
hereinafter called the Grantor,
~ AND -
KELLY A. HOLTZCLAW, of the second part, hereinafter called the Grant-
ee;
WHEREAS, the said CLARK P. SHERWOOD became in his lifetime
seised, as of fee, of, in and to a certain tract of land, together
with the improvements thereon erected, situate in the Borough of
Lemoyne, County of Cumberland, and Commonwealth of Pennsylvania, and
more particularly described hereinafter; and being so thereof seised,
died on April 21, 1997, having first made his Last will and Testament
in writing dated April 26, 1988, duly probated and registered in the
Office of t.he Register of wills of Cumberland County on May 6, 1997,
wherein and whereby he appointed as Executor, the said DAVID H. STONE,
to whom letters testamentary were duly issued by said Register of
Wills on May 6, 1997, and wherein and whereby said premises herein-
after described were not specifically devised, all as in and by said
Will and the reoords of said Register of Wills more fully appears;

NOW THIS INDI!lNTURE WITNBSSIIlTH, that the said Grantor, for and in
consideration of the sum of FIFTY-EIGHT THOUSAND TWO HuNDRED ~IFTY AND
NO/IOO ($58,250.00) Dollara, which has been paid to him by the aaid
Grantee at or before the sealing and delivery hereof, receipt whereof
is hereby acknowledged, has granted, bargained, sold, aliened, re-
leased and confirmed, and by these presents does grant/ bargain, sell,
alien, release and confirm unto the said Grantee:
ALL THAT CBRTAIN piece or parcel of land situate in the Borough of
Lemoyne, County of Cumberland and State of Pennsylvania, more particu-
larly bounded and described as follows:
BEGINNING at a point on the western line of F'ifth Street, one hundred
(100) feet North of the Northwest corner of Clinton (now Fifth) and
Herman Streets; thence northwardly along the West line of Fifth Street
twenty-nine (29) feet, more or less, to a line running through the
center of the partition wall of the double house erected in part on
the within described lot; thence along said center line of partition
through the house and continuing parallel to Herman Avenue for a total
distance of one hundred ten (110) feet to a point on the eastern line
of Lot. No. 41 on the hereinafter mentioned Plan of Lots; thence
southwardly along said line of Lot No. 41, twenty-nine (29) feet, more
or less, to the corner of lands now or late of First Church of Christ;
thence eastwardly parallel to Herman Avenue and along lands of said
Church, one hundred ten (110) feet to the place of BEGINNING.
BEING part of Lots 42, 43 and 44, Section D of Plan No. I Riverton, as
recorded in Deed Book 4-J, Page 40.
HAVING thereon erected a dwelling No. 223 S. Fifth Street, Lemoyne,
Pennsylvania.
BBING the same premises which Clark Sherwood and Dorothy E. Sherwood,
his wife, by their deed dated November 20, 1970, and recorded November
23, 1970, in the office for Recording of Deeds in and for Cumberland
Connty in Deed Book W, Volume 23, Page 60B, granted and conveyed unto
Clark Sherwood and Dorothy E. Sherwood, his wife. Said Dorothy E.
Sherwood died September 30, 1988, whereupon title became vested in
Clark P. Sherwood, the decedent herein.
TOGBTHBR with all and singular the buildings, improvements, ways,
streets, alleys, passages, waters, water-courses, rights, liberties,

privileges, hereditaments and appurtenanoes whatsoever, thereunto
belonging or in any wise appertftining and the revQrsions and
remainders, rents, isoues and profits thereof, and all the estate,
right, title, interest, propelty, olaim and demand whatsoever of Clark
P. Sherwood, the said Clark P. Sherwood, at and immediately before the
time of his decease, in law, equity, or otherwise howsoever, of, in,
to or out of the same.
TO HAVE AND TO HOLD the said lot or piece of ground above de-
scribed, with the buildings and improvements thereon erected,
hereditaments and premises hereby granted or mentioned, and intended
so t.o be, with the appurtenances \lnto the said Grantee, to and for the
only proper use and behoof of the said Grantee, her heirs and assigns,
forever.
AND the said Grantor, for himself and his respective heirs,
executors and administrators, does covenant, promise and agree to and
with the said Grantee, her heirs and assigns, that he, the said
Grantor, has not heretofore done or conunitted any act, matter or thing
whatsoever whereby the premises hereby granted, or any part thereof,
is, are, shall or may be i.mpeachad, charged, or encumbered in title,
charge, estate or otherwi.se howsoever.
