Plaintiff, Steles Real Estate Development Company, L.P. d/b/a Steles Properties. (hereinafter"Steles"), is a limited partnership incorporated and doing business under the laws of the State of Delaware, with its pri}ZCipal place of business located at 945 East Park Drive, Suite 201, Harrisburg, Pennsylvania 17111-2804. 2. Defendant, Heritage Wealth Advisors, LLC (hereinafter "Heritage"), is a Pennsylvania limited liability company with an address of G35 North 12th Street, Lemoyne, Pennsylvania 17043. 3. This matter is an action to confess judgment for possession of real property arising out of Heritage's default under the terms of a commercial lease agreement (hereinafter the "Lease .Agreement") entered into between Steles and Heritage on December 15, 2008. A true and correct copy of said Lease Agreement. is attached hereto and incorporated herein, as Exhibit "A". } r %~ 4. The Warrant of Attorney is contained in paragraph 25 of the Lease Agreement. 5. Judgment is not being entered by confession of judgment against a natural person in connection with a residential lease.. 6. 3'he property at issue is an office of the Defendant located at Renaissance. Place, 635 I~. 12th Street, ]Lemoyne, Cumberland County, Pennsylvania 17043. 7. Heritage has defaulted under the terms of the Lease Agreement by failing to pay for rt,nt and late charges pursuant to the terms of the Lease Agreement. 8. Heritage currently owes Szeles $63;233.60 for past due rent and late charges pursuant to the ;terms of paragraph 5 of the Lease Agreement. 9. A confession of judgment for monetary damages in the amount of $66,520.05 pursuant to the ';terms of this Lease Agreement has been entered in Cumberland County concurrently with this. confessed judgment for possession of real property. 10. Judgment in ejectment and for possession of the real property at issue is demanded as authorized by the Warrant of Attorney contained in the Lease Agreement attached as 1/xhibit L~A,~ 11. The Lease Agreement under which judgment is being confessed has not been assigned. 12. rudgment is not being entered by confession of judgment against a natural person in connection with a consumer credit transaction. 13. The Warrant oi' Attorney appearing in the attached Lease Agreement is less than twenty (20) years old. 14.
