~fjerea~, James J. Kuzhippallil and Ambily Thomas, hereinafter called the Owner, is about to execute
contemporaneously with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601,
hereinafter called the Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot
of ground known as 6245 Peregrine Way, Mechanicsburg, PA 17050Hampden Township, Cumberland County
Pennsylvania, described in Exhibit "A" hereof, of which James J. Kuzhippallil and Ambily Thomas are the title holder of
record, as more particularly described in Deed Book ,Page ;and
,~p~, 1,,~a~(~,(Z ~p, Z.O \ O , at the time of and immediately before the execution of the
principal contract, and before any authority has been given by the Owner to the Contractor to commence work on said
building or improvement, to purchase materials for the same, it is hereby stipulated and agreed by and between said
parties as part of said contract and for the consideration therein set forth, nether the undersigned Contractor, any Sub-
contractor or material man, nor any other person furnishing labor or materials to the said Contractor under the contract
entered into between said parties shall file a lien for work done or material furnished to said building, improvements or any
part thereof.

with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

ALL THAT CERTAIN lot of land situated along the southerly side of Peregrine Way, a 50-foot wide
street. in the Township of Hampden, County of Cumberland, and Commonwealth of Pennsylvania. as
the same appears as Lot 41 on a Revised Preliminary/Final Subdivision and Land Development Plan for Hawks
Landing (Sheet No. 8 of 25) having a latest plan revision date of October 27, 2005, prepared for Insite
Development LLC by NAVTech Incorporated, New Bloomfield, PA, Project No. 05133 and said plan being
recorded in the Recorder of Deeds Office for Cumberland County, PA in Subdivision flan Book 93, Page
107, and all the same being more fully bounded and described as follows:
BEGINNING at the northeasterly corner of the herein-described lot, a point on the southerly right-of-
way line of Peregrine Way and said point being a corner of an Open Space L,ot, the said point also being near
the centerline extension of Osprey Circle; thence from the point of beginning, along the aforesaid Open
Space Lot the following three courses and distances: (1) South 32 degrees 55 minutes 08 seconds East a
distance of 125.00 feet to a point; thence (2) South 57 degrees 04 minutes 52 seconds West a distance of I
30.00 to a point; thence (3) North 27 degrees 1 2 minutes 25 seconds West a distance of 129.24 feet to a
point on the southerly right-of--way line of Peregrine Way; thence along the southerly right-of--way line of
Peregrine Way the following two courses and distances: (1) along the arc of a 725.00-foot radius curve to
the left, an arc distance of 72.28 feet to a point and the said curve subtended by a bearing of North 59
degrees 56 minutes I 4 seconds East and a chord distance of 72.25 feet (the bearing and chord distance are not
shown on the recorded plan); thence (2) North 57 degrees 04 minutes 52 seconds East: a distance of44.98
feet to the point of beginning.
CONTAINING: 15,556 square feet (0.36 acres)
TOGETHER with and/or SU8JECT to the easements and/or restrictions as shown on
the final plan and also any other matters of record to the extent the same are in full force and effect.
