STIPULATION AGAINST LIENS
WHEREAS, Jack E. Lockard and Karen R. Lockard, of Cumberland, Pennsylvania,
is about to execute contemporaneously herewith, a contract with Michael Manning and Associates,
a Pennsylvania General Partnership of Cumberland County, Pennsylvania, for the erection of a
dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN piece or parcel of land situate in the Tovo~ship of East
Pennsboro, Cumberland Cotmty, Commonwealth of Pennsylvania, being more fully described as
follows:
BEGINNING at a point, said point being located on the legal right-of-way line of
Acri Road at the dividing line of Lot No. 91 and Lot No. 92; thence by the same by a curve to the
left having a radius of 2025.00 feet, an arc distance of 130.47 feet to a point on the legal right-of-way
line of Acri Road at the dividing line of Lot No. 93 and Lot No. 92; thence by the same, North 81
degrees 10 minutes 49 seconds East, a distance of 114.14 feet to a point on the dividing line of lands
now or formerly of William E. Evans, Sr. and Beatrice J. Evans and Lot No. 92; thence by the same
South 12 degrees 42 minutes 18 seconds East, a distance of 138.95 feet to a point on the dividing
line of Lot No. 91 and Lot No. 92; thence by the same South 84 degrees 52 minutes 19 seconds
West, a distance of 128.02 feet to a point on the legal right-of-way line of Acri Road, the Place of
BEGINNING.
BEING Lot No. 92 on a Final Subdivision Plan of Hickory Ridge, Phase III -
Revised, recorded in Plan Book 88, Page 88 and being subject to all easements of record.
CONTAINING 16,166.3 square feet.
NOW, the ~ day of July, 2004, at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Jack E.
Lockard and Karen R. Lockard, to the said Michael Manning and Associates, a Pennsylvania General
Partnership to commence work on the said building, or purchase materials for the same in
consideration of the making of the said contract with Michael Manning and Associates, a
Pennsylvania General Partnership and the further consideration of One Dollar, to Michael Manning
and Associates, a Pennsylvania General Partnership paid by Jack E. Lockard and Karen R. Lockard,
it is agreed that no lien shall be filed against the building by the contractor, or any sub-contractor,
nor by any of the material men or workmen or any other person for any labor, or materials purchased,
or extra labor or materials purchased for the erection of said building, the right to file such liens
being expressly waived.
