STIPULATION AGAINST LIENS
WHEREAS, Jonathan R. and Jade Z. Ruel, of 39 Creek Drive, Fredericksburg,
Pennsylvania, hereinafter called "Owner", have entered into a contract with Roland Builder, Inc.
of 1706 Liberty Cove, Mechanicsburg, Pennsylvania, hereinafter called "Contractor", for the
erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
Lot 1, Thompson Lane, Mechanicsburg, Cumberland County, Pennsylvania 17055, described in
Exhibit "A" hereof, of which Jonathan R. and Jade Z. Ruel are the title holder of record.
NOW THEREFORE, it is stipulated and agreed between the parties, as part of
the contract and in further consideration thereof, that neither the Contractor or any subcontractor or
materialmen, nor any person furnishing labor and materials under the contract or any supplemental
contract, may file a lien, commonly called a Mechanics' Lien, under the contract or any
supplemental contract, oral or written, for work done or materials furnished, such right being
expressly waived. Contractor warrants and represents that no work of any kind has been done and
no materials have been furnished, delivered or ordered in connection with the contract or any
supplemental contract for extra work. Contractor further agrees to indemnify Owner from any and
all damages, costs and expenses, including reasonable attorney's fees suffered by Owner as a result
of any lien filed or claim asserted against the property by Contractor, or any subcontractor,
materialmen, workmen or any other person in violation of this stipulation.

Exhibit A
ALL THAT CERTAIN piece or parcel of land situate in the Township of Lower Allen,
County of Cumberland, and State of Pennsylvania, bounded and described as follows, to
wit:
BEGINNING at a point in the center of a public road leading to Lisburn Road, said road
also being known as Township Road No. T-639, which said point is also at the
southeastern corner of lands now or formerly of Glenn W. Marquart; thence along the
land of the same through a stake, North 12 degrees 30 minutes East, two hundred
seventy-four and fifty-seven one-hundredths (274.57) feet to a stake at lands now or
formerly of Benjamin K. Hartzler; thence along the land of the same, South 84 degrees
46 minutes East, two hundred five and seventy five one-hundredths (205.75) feet to a
point at Lot No. 2 on Final Subdivision Plan and stake at the corner of land now or
formerly of Benjamin K. Hartzler; thence along the same and through a stake, South 13
degrees 18 minutes West, three hundred three and twenty-nine one-hundredths (303.29)
feet to a point in the center of the public road aforementioned; thence along the center of
same, north 76 degrees 42 minutes west two hundred (200) feet to a point, the place of
BEGINNING.
BEING Lot No. 1 and CONTAINING one and thirty-four one-hundredths (1.34) acres
according to Final Subdivision Plan for Glenn W. and Jean G. Marquart, recorded in
Cumberland County Plan Book 31, Page 24.
