Your Petitioner is the County of Cumberland through its Tax Claim Bureau, a Bureau created by the Real Estate Tax Sale Law. 72 P.S. §5860.101, et sic. 2. Pursuant to 72 P.S. §5860.610, your Petitioner respectfully represents as follows: a. Tax claim upon which the property was exposed for sale: 2008 and 2009 Cumberland County, Library and Dickinson Township real estate taxes. 2008-09 and 2009-10 Carlisle Area School District real estate taxes. Total amount of claim, including penalty, interest, and cost as of date of tax sale: $8,419.62. b. Neither the owner, his, her, their, or its heirs, successors, assigns, or legal representatives, or any lien creditor, or his, her, their or its heirs, successors or legal representatives, or any other person interested, has caused stay of sale, discharge of tax claim or removal from tax sale. c. Beneficial Discount Company Beneficial Mortgage Co 636 Grand Regency Blvd Brandon, FL 33510 Mortgage recorded September 18, 2001 in Mortgage Book 1733, Page 2672, in the amount of $197,029.73. Mortgage recorded September 18, 2001 in Mortgage Book 1733, Page 2679, in the amount of $15,000.00. Mortgage foreclosure action started 2010-3576. f. Commonwealth of PA Dept of Revenue Bureau of Compliance 4th & Walnut Street Harrisburg, PA 17128 Lien 2009-07784 Filed November 9, 2009 in the amount of $1,252.21. 5. The last known address of the owner of the property as set forth in the assessment records of Cumberland County is: William & Pamela Nieves, 2115 Walnut Bottom Road, Carlisle, PA 17015. Certified correspondence sent to said address has been returned "Moved Left No Address Unable to Forward". An additional address has been obtained for William Nieves at 10968 Shilling Ave, Apt 2124, South Jordan, UT 84095. Certified mail sent said address was forwarded to and signed for at a new address of 8618 West 2700 S, Magna, UT 84044. An additional address has been obtained for Pamela Nieves at 1902 Princeton Avenue, Camp Hill, PA 17011. Certified mail sent to said address was signed for by Pamela Nieves. Before exposing the property to public sale the Bureau fixed the upset sale price, pursuant to 27 P.S. §5860.605, which upset price was $8,419.62. e. Your Petitioner, the Bureau, was unable to obtain a bid at the public sale sufficient to pay the said upset price. 3. Attached hereto, marked Exhibit "A," and incorporated herein by reference as is fully set forth herein, is a copy of a title report received from a title searcher retained by the Bureau together with a reduced copy of the most recent deed for the subject premises, as of the date of the search. The tax parcel number of the property is 08-10-0628-062. The property is situate in the Township of Dickinson, Cumberland County, Pennsylvania and is known as, 2115 Walnut Bottom Road. 4. The names and addresses of known parties holding tax and municipal claims, liens, mortgages, ground rents, charges and estates against the property are as follows: a. Cumberland County Tax Claim Bureau One Courthouse Square Carlisle, Pennsylvania 17013 Delinquent taxes payable through December 31, 2010: $8,602.65 (Includes 2008 and 2009 county/municipal real estate taxes and 2008-09 and 2009-10 School real estate taxes). b.
