9. This Financing Statement covers the following types and items of property and
proceeds from the sale thereof:
(a) all frxtures, machinery, equipment, furnishings, appliances, accessories,
special tools and other articles of real, personal or mixed property at any
time owned by Debtor and delivered or attached to or situate or
installed in or upon the real estate described in Exhibit "A" or the
buildings and improvements now or hereafter erected thereon, whether
or not such real, personal or mixed property is or shall be affixed to the
same; or used or useful with respect to the operation of the real estate
and improvements; and all other "equipment" and "fixtures" as such
terms are defined in the Pennsylvania Uniform Commercial Code -
Secured Transactions, 13 Pa. C.S.A., Sections 9109, 9113 respectively;
all replacements thereof and substitutions' therefor as well as the
proceeds from the sale or other disposition thereof, and any other
property or property rights used or useful in connection with the
operation of the real estate and improvements or the operation of the
Debtor's business as aforesaid;
(b) all monies due and to become due under, and all of the Debtor's right,
title and interest in, to and under, any lease or leases, condemnation
awards, insurance policies or other contracts now or hereafter, affecting
the aforesaid real estate and improvements;
(c) all building permits and other municipal permits and approvals issued
by any governmental authority with respect to all or any portion of the
real estate;
(d) all plans, drawings, renderings and specifications with respect to the
above-described real estate and any improvements constructed or to be
constructed thereon;
(e) all building materials, fixtures, building machinery and building
equipment delivered on site to the Premises during the course of or in
connection with the construction of or reconstruction of or remodeling
of any improvements from time to time during the term hereof.
