COLLATERAL
DEBTOR HEREBY GRANTS TO SECURED PARTY a Security Interest in and to the
following:
a)
All buildings, structures, and improvements of any nature whatsoever now or
hereafter situated or constructed in or upon the land described in Rider "2" (the
"Property"), and all of Debtor's right, title and interest in and to all property rights of
any kind whatsoever, whether real, personal, intangible, mixed or otherwise, and all
heating, lighting, laundry, gas, incinerating, power, air cooling and air conditioning,
plumbing, electrical, refrigerating, waste, garbage, sewage, telephone and water,
fixtures, fittings, goods, equipment, appliances, apparatus, machinery and personal
property whether or not the same is or shall be affixed to, attached to, placed upon
or used in any connection with the complete and comfortable use, occupancy or
operation of the improvements upon the Property hereinabove described, and all
substitutions, additions, extensions, improvements, betterments, renewals, and
replacements thereof, and also all rights of subrogation provided by the mortgage
and security agreement between Debtor, as mortgagor, and Secured Party, as
mortgagee, and intended to be recorded forthwith in the Cumberland County,
Pennsylvania Recorder of Deeds' Office (the "Mortgage"), or arising thereunder, all
security deposits maintained by or for the benefit of Debtor, and all replacements
and proceeds thereof, any monies in any escrow accounts established under or
pursuant to said Mortgage, and property and other things of value acquired with or
paid for by future or further advances pursuant to said Mortgage, all of which are
hereby declared and shall be deemed to be fixtures and an accessions to the
freehold and a part of the realty as between the parties hereto, and all persons
claiming by, through or under them, and which shall be deemed to be a portion of
the security for the indebtedness secured by the Mortgage; and
b)
All equipment, apparatus, machinery, water lines with sprinkler system service
connections, sanitary sewer lines, paving and all equipment and fixtures of every
kind and nature whatsoever forming a part of said building and improvements, or
of any building or other improvement erected or installed upon the Property or any
part thereof, now or hereafter erected, situated or placed thereon; and
c)
All leases relating to the Property and personal property encumbered by this Form
UCC-1 now or hereafter entered into; together with all rights, titles, and interests of
the Debtor as Lessor thereunder, including the right upon occurrences in the event
of default to receive and collect the rents payable thereunder; and

All and singular easements, rights of way, streets, roads, ways, lanes, sidewalks,
curbs, alleys, passages, sewer rights, waters, water courses, littoral and/or riparian
rights, water rights and powers, and all areas adjacent to or adjoining said Property
and portions thereof, and all estates, dghts, titles, interests, privileges, liberties,
tenements, hereditaments and appurtenances whatsoever, in any way belonging,
relating to or appertaining to any of the property hereinabove described and the
Property, or which hereafter shall, in any way belong, relate or be appurtenant
thereto, whether now owned or hereafter acquired by the Debtor, and the reversion
and reversions, remainder and remainders, rents, issues and profits thereof, and
all estates, rights, titles, interests, properties, portions, claims and demands
whatsoever at law, as well as in equity, of the Debtor in and to the same; and
Together with any and all awards, payments or insurance proceeds, including
interest thereon, and the right to receive the same, which may be made with respect
to the Property as a result of (i) the exemise of the right of eminent domain, (ii) the
alteration of the grade of any street, or (iii) any other injury or casualty to or
decrease in the value of the Property; and
All right, title and interest of the Debtor in and to all extensions, improvements,
betterments, renewals, substitutes and replacements of, and all additions and
appurtenances to, the Property described in Rider 2, hereafter acquired by, or
released to the Debtor, or constructed, assembled or placed by the Debtor on the
Property, and all conversions of the security constituted thereby, immediately upon
such acquisition, release, construction, assembling, placement or conversion, as the
case may be, and in such case, without any further mortgage conveyance,
assignment or other act by the Debtor, shall become subject to the lien of this Form
UCC-1 as fully and completely, and with the same effect as though now owned by
the Secured Party and specifically described herein.
